Application Criteria

RENTAL SCREENING CRITERIA

For properties located within the City of Minneapolis, Minnesota, screening criteria will follow applicable local ordinances, including inclusive screening requirements under Minneapolis Code of Ordinances.

FAIR HOUSING STATEMENT

APPLICATION REQUIREMENTS

  • Each applicant 18 years of age or older must complete a separate application
  • Applications must be complete, accurate, and verifiable
  • Any misrepresentation or omission may result in denial or termination of tenancy
  • A valid, government-issued photo ID is required
  • Applications will not be processed until all required documentation is submitted

BUSINESS RELATIONSHIP

The relationship between landlord and tenant is a business relationship. Applicants are expected to conduct themselves in a respectful and professional manner throughout the showing and application process.

Applications may be denied if an applicant demonstrates behavior that indicates an inability to maintain a cooperative and professional relationship.

INCOME CRITERIA

  • Total combined gross monthly income must be at least 2.5 times the monthly rent
  • Income must be verifiable through documentation (pay stubs, offer letter, tax returns, etc.)

Applicants with income below this threshold may still be considered based on:

  • Strong rental history
  • Lower existing rent-to-income ratio
  • Additional supporting factors

All income ratios are evaluated in conjunction with the full application.

RENTAL HISTORY

The following may be considered:

  • Payment history (no more than two late payments in the past 12 months preferred)
  • Lease violations or unpaid balances
  • Length and stability of housing history

Lack of rental history alone is not grounds for denial but may require additional documentation or a co-signer.

EVICTION HISTORY

An eviction judgment within the past three (3) years may result in denial or require additional conditions.

The following will generally not be considered:

  • Evictions that were dismissed
  • Evictions resolved without judgment
  • Evictions older than three (3) years

CREDIT HISTORY

Credit reports will be reviewed as part of the overall application.

While no specific credit score is required, the following may be considered:

  • Outstanding collections
  • Unpaid rental-related debts
  • Bankruptcies (typically within the past five years)

Credit is evaluated in the context of the full application.

CRIMINAL BACKGROUND

Criminal history is reviewed in accordance with applicable laws.

Consideration may include:

  • Nature and severity of the offense
  • Recency
  • Relevance to resident safety or property

The following will generally not be considered:

  • Arrests not resulting in conviction
  • Expunged or sealed records
  • Cases resolved through diversion or dismissal
  • Older offenses beyond applicable timeframes

REGISTERED OFFENDERS

Applications may be denied where legally permitted based on registry status and applicable law.

PET POLICY

If pets are permitted:

  • Additional deposits, fees, or pet rent may apply
  • Breed, size, and number restrictions may apply

APPLICATION PROCESS

  • Applications are processed through a third-party screening provider (ShowMojo)
  • An application fee is required for each applicant
  • Applications are processed in the order received, but multiple applications may be reviewed simultaneously
  • A unit is not considered leased until all parties have signed a lease agreement and required funds have been paid

ADDITIONAL INFORMATION

Applicants with unique circumstances or additional information relevant to their application are encouraged to provide supporting documentation for consideration.
