Service Animals & Emotional Support Animals: These are not considered pets. Therefore, these are exempt from pet rules & fees. However, you must provide documentation for their use from your mental health or medical provider.
Income Requirement: Gross monthly household income (all adults combined) must be at least 2 x Rent. This is relatively easy to attain since it's a combined requirement, not an individual one.
Credit Score Requirement: Each adult applicant (18+) must have a minimum VantageScore of 600. Exceptions may be considered for young adult children (ages 18–21), stay-at-home parents, retirees, or individuals who experienced a documented life event that impacted their credit but does not accurately reflect their overall payment history.
Application Fee: The application fee is $22 per adult (18+). Each adult must submit a separate application. This fee is significantly lower than many rental application fees, and no portion of it goes to the Landlord or their agent. The full amount is paid directly toward the credit (VantageScore), criminal, and eviction screening reports.
