IF YOU ARE APPLING FOR ROOMMATE STATUS AT ANY PROPERTY UNDER OUR MANAGEMENT:

- A written request needs to be submitted in order to request someone to be added to the lease.
- PRIOR to this person moving in, they must fill out an application and be run through the same screening as all other applicants and must be approved.

Premises will be used only for Residents and minor occupants listed on this Lease. Additional residents or occupants must be approved by Agent and are subject to full screening charges and procedures if over the age of 18. Persons other than those specifically listed on this Lease shall be strictly prohibited from occupying the Premises for more than 10 consecutive days, or a total of 20 days in any 12-month period. For purposes of this section, “occupying” the rental unit means physical presence on the Premises for more than eight (8) non-consecutive hours within a 24-hour period during the day or overnight, and shall include, but is not limited to guests, relatives, baby-sitters, house-sitters, etc. Resident shall notify Agent in writing any time the Resident expects any guest to be staying in excess of the time limits specified; or when such person in fact stays in excess of such time limits. In addition, Agent may require any person listed as an additional occupant on this Lease to be subjected to full screening charges and procedures upon turning the age of 18, and if the person meets all current screening criteria, be added to this Lease as a Resident. Failure to submit an application and screening charge within 10 days of Agent’s request, failure to meet the screening criteria, or failure to execute documents to be added as a Resident within 10 days of a successful screening, will be a material violation of this Lease.

WHAT’S REQUIRED TO APPLY:
1. All adults (18+ y/o) intending to live in the property must submit an individual application and pay the application fee of $50. Applications in a group will not be screened until all applicants in that group have submitted their applications.
Applications will not be processed until fees for all applicants are paid. This includes third-party agencies and co-signers as applicable. Application Fees are NON-REFUNDABLE.

2. Complete the application in full. Include current and past residences within the last 3 years with complete landlord information and contact numbers. Please notify your references to expect our call or return our call right away so that we are able to process your application quickly. Unreturned calls from references are the largest cause for delay in processing applications. Again, PLEASE SPECIFY FOR WHICH PROPERTY YOU ARE APPLYING TO BE A ROOMMATE!

3. Upload the following documents or email them to Applications@realpmsolutions.com immediately after applying online:
a. Valid government issued photo ID
b. 2 months’ most recent Pay Stubs/ Proof of Income and Employment (For Employed)
c. 2 years’ most recent Income Tax Returns OR 6 months’ bank statements (For Self-Employed)
d. Pet photo with Applicant in image (if applicable)

4. Real Property Management Solutions highly encourages all Applicants or their Agents to physically tour the home BEFORE renting a property. Our office is not responsible for an applicant who is not satisfied with a property if they have not physically toured the property before signing a Lease Agreement. All properties are rented AS-IS unless specified differently in writing.

WHAT WOULD CAUSE AN AUTOMATIC DECLINE?
Evictions within 5 years, unpaid balances due to landlords, sex offender history, credit score beneath 500, insufficient income, unsatisfactory references, felonies within 7 years, and bankruptcies or foreclosures within 5 years. Unqualified occupants, pets and/or vehicles can also be a reason for decline.

The City of Portland suggests an occupant count of 2 occupants per bedroom plus 1 more per dwelling. We do conform to the City of Portland for all of our homes, and your application may not be considered if your group does not qualify.

WHAT IF THERE ARE MULTIPLE APPLICATIONS ON THE SAME PROPERTY?
We will process all complete applications in the order they are received. Please note: Applications must be complete before they are processed: All information and documentation must be submitted, all fees must be paid, all pets must be disclosed, all third-party agency assistance must be approved, and all co-applicants and/or co-signers must have applied with complete applications as well. If your application is not complete when another complete application is received, your application is no longer first in line. We will process all applications in the order they are complete. In such cases, more than one applicant may be processed, and the application finalized and approved first will be offered the property first. We are not responsible for any delays in processing due to incomplete application submission or unreturned calls from references. We will not disclose the number of applicants currently submitted unless requested.

APPROVED APPLICATIONS:
If your application is approved, we will offer a HOLD AGREEMENT for you to sign that confirms your move in date. All move in dates must be within two weeks of signing the Hold Agreement. We do not hold properties for longer than 2 weeks. In addition, a Hold Agreement Fee is required in order to secure the property up to the move in date. The Hold Agreement Fee transitions to your Security Deposit only after your Lease Agreement is signed by you as "Resident" and our office as "Agent." This amount is determined by an applicant's credit score:

When we receive your signed Hold Agreement, along with the Hold Agreement Fee, we will remove the property from all advertising.

Forest Park is a neighborhood on the northwestern edge of Portland; it combines rolling green pastures, views east, and west, and under a 20-minute drive to downtown. Built along a ridge northwest of downtown and only 10-15 minutes from the attractions of the Northwest District. It is commonly referred to as the “Intel Country Club” because so many of the Intel engineers who work in Hillsboro live in Forest Heights.

The Forest Park neighborhood residents have easy access to the City of Portland’s 5,000 plus acre Forest Park, the southern portion and eastern of which lies within the neighborhood boundaries and the rest of which is adjacent. Most of the neighborhood lies within unincorporated Multnomah County, though it does include some areas within Portland city limits. It’s bordered by the Northwest Heights, Hillside, Northwest District and Linnton neighborhoods.

Forest Park is a public municipal park in the Tualatin Mountains west of downtown Portland, Oregon, United States. Stretching for more than 8 miles (13 km) on hillsides overlooking the Willamette River, it is one of the country's largest urban forest reserves. The park, a major component of a regional system of parks and trails, covers more than 5,100 acres (2,064 ha) of mostly second-growth forest with a few patches of old growth. About 70 miles (110 km) of recreational trails, including the Wildwood Trail segment of the city's 40 Mile Loop system, crisscross the park.

As early as the 1860s, civic leaders sought to create a natural preserve in the woods near Portland. Their efforts led to the creation of a municipal park commission that in 1903 hired the Olmsted Brothers landscape architectural firm to develop a plan for Portland's parks. Acquiring land through donations, transfers from Multnomah County, and delinquent tax foreclosures, the city eventually acted on a proposal by the City Club of Portland and combined parcels totaling about 4,000 acres (1,600 ha) to create the reserve. Formally dedicated in 1948, it ranks 19th in size among parks within U.S. cities, according to The Trust for Public Land.

More than 112 bird species and 62 mammal species frequent the park and its wide variety of trees and shade-loving plants. About 40 inches (1,000 mm) of rain falls on the forest each year. Many small tributaries of the Willamette River flow northeast through the woods to pipes or culverts under U.S. Route 30 at the edge of the park. One of them, Balch Creek, has a resident trout population, and another, Miller Creek, supports sea-run species, including salmon.
