APPLICATION CRITERIA

Income Requirements:

To income qualify to any of our rental homes, the combined monthly household gross income must be at least 3 times the monthly rent. Proof of income must be verifiable. Acceptable proof of income is one or more of the following:

  1. Copies of the two (2) most recent paystubs
  2. Offer Letter of employment (Must be on Company’s Letterhead)
  3. Copies of the last (6) months bank statements
  4. Copies of the last two (2) year tax returns
  5. Asset documents (official documents with the value of assets, stock, real estate, etc.)
  6. Social Security Award letter, Pension statement, etc.)
  7. For Housing Voucher Participants- the voucher bedroom size must equal the # bedroom size they are applying for.

Screening:

A report will be obtained through a commercial credit reporting agency which will determine the application acceptance or denial. Rental history for the past 2 years will be verified and must indicate no prior lease violations, and/or damages left in the previous home.  We also confirm that there are no more than (3) late payments for the past twelve (12) months. Fair credit screening results will require a mimnimum of 1.5-month  to 2 month Security Deposit if approved. Background/criminal record checks will be conducted. If any information provided by the applicant proves to be untrue during the verification process, the application will be declined.

Credit and Financial Standing:

Agent will consider whether the Applicant has satisfactory history of meeting financial obligations, including timely payment of rent. Credit Score over 625 is acceptable, however if the credit score is below 625, we will require a cosigner that is income qualified and with miniumum credit score of 675 to qualify. Outstanding judgments, collections, or a history of late payments will result in a rejection of their application.  If Agent rejects an application based upon the report from the screening software program, the applicant(s) will be provided with the name of the credit bureau which performed the credit check, which they can assist further with reasons for their application being declined.

Additional Background Requirements:

Management will review 5 years of drug related criminal activity, criminal arrests, felony convictions and history or pattern of misdemeanor arrests and or convictions. These will be grounds for denial.

Pet Policy:

Dogs, cats, birds, and fish in small aquariums (20 gallons max) are welcome. A maximum of two dogs, cats or birds in any combination are permitted in each apartment with a maximum weight of 50 lbs. (full grown)

  • A non-refundable pet deposit of $250 per pet will be required. ***

Dog and Cat owners are required to present a copy of a current license and proof of current rabies inoculation at move in and annually.

  • Dog owners must purchase and maintain renter’s insurance coverage with a minimum of $100,000 in liability coverage. Management has the right to revoke the privilege of having a pet if the pet policies are violated.
