1) Do you participate in the Section 8 program?
Yes.

2) Do you allow animals?
Yes. The animal rent is $50 per pet, per month.

3) What are your qualifications?
Please be prepared to pay the $35 nonrefundable application fee as outlined in the property listing. When filling out this rental application, please also be prepared to provide a copy of a valid form of picture identification and proof of income (paystubbs, employment offer letter, etc). To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. Please provide contact information for your employer so that we can verify your employment. You will also be asked to provide information on your monthly income, and please note that we require that applicant combined gross income is at least two (2) times the monthly rent amount. We are proud to offer deposit-free living to qualified renters through FolioGuard by Obligo! Each resident over the age of 18 must submit a separate rental application.

4) Are utilities included?
This depends on the specific unit. Some do not include gas or electric or both. Most of our listings require an additional $75.00-$100.00 monthly fee which covers our amenity package which may include some or all of the following: *Utilities Fee Includes: Electricity, Gas, Water, Sewer, & Trash *Wifi Internet *Spectrum Cable TV *Full Furnishing package with appliances *Tenant portal for secure online payments *24/7 Maintenance hotline

5) Do you allow co-signers?
Yes. Co-signers must gross 5x the rent or provide proof of ownership of real estate property.

6) What is the lease term?
12 months.

7) Do you offer short-term leases?
Yes, we do offer a 6-month lease with an additional $100 premium.

8) Do I have to pay a security deposit upfront?
We are proud to offer deposit-free living to qualified renters through FolioGuard by Obligo!

9) What are the next steps after paying the deposit?
Please indicate your preferred move in date so that we can draft and send the lease for your signatures. At that point, we will provide you with the amount of funds required to be paid at the time of move in with certified funds.
