1) What is the application fee?
Every person over the age of 18 that will be living in the home MUST complete the application and sign the lease. Each application is $45 per person.
2) What are your renter qualifications?
We look at various criteria when rendering a decision to approve a new tenant, but our base guidelines are as follows: Gross verifiable income must be more than 3x of the rent. A credit score of 550 or higher. The average monthly debt payment+rent-to-income ratio must be under 50%. No bankruptcy within the past two years. At least two positive landlord references that are not family/friends. No violent, fraud, or sexually oriented crimes on background check. No evictions within the past 5 years. No unpaid accounts or accounts in collections from a previous rental company.
3) How long is the Lease Term?
Most of the leases will be at least 12 months in length. Exceptions can be made to accommodate a shorter lease if approved by the owner.
4) How much is the Security Deposit?
Our security deposit is equivalent to one month's rent. Additional deposits are required for each uncaged pet in the amount of $500 per pet. The cumulative security deposit is refundable at the end of the lease.
5) Do you accept Pets? Do you have any rescritions?
Yes, we allow pets at almost all of the homes we manage. While we do not believe in breed restrictions, we will adhere to community association regulations and a positive reference is required for all pets that will be in the home. We require a $500 additional deposit per pet due once the lease is signed. I.E. 1 dog - $500, 1 dog & 1 cat - $1,000, 2 dogs & 1 cat - $1,500, etc.
6) Where will i sign my lease?
Once approved, how will I sign my lease?
We will send the lease via Appfolio, our resident management platform. Appfolio is the website/application that we use to have you sign leases and renewals, pay your rent, submit work orders, and so on.
7) Do you accepting Section 8/Housing vouchers?
Yes, our company policy is to accept Housing Vouchers. Not every home meets the qualifications set forth by the Housing Authority as some rental rates surpass their maximum rental allowance, we recommend sending your caseworker the listing details to confirm that it will meet their requirements prior to scheduling a tour.
