Frequently Asked Questions

1) How do I apply?
Click on the "Homes for Rent" menu, and on the page of available properties, click on the "apply" button. On the following page read and follow all instructions carefully.

2) How much is the application fee?
The application fee is $45 per adult that will be living in the home.

3) How much is the security deposit?
Typically, one month's rent.

4) Who must complete an application and what are your requirements?
All adults age 18 and over must present photo identification and complete an application. The income requirement is 3 times the monthly rent. We will verify your rental history and employment, as well as run a background check and credit history check, all of which to determine your ability to pay the rent on time and to take care of the property.

5) How long will it take to process my application?
Typically 2-3 business days after we receive all requested documents from you. In some cases where your current or previous Landlord delays the rental history verification or where your employer delays the employment verification, it could take longer than that.

6) Are there any pet fees?
For each pet a $100 non-refundable pet fee is required. Pets with a five or four rating will be charged a $20 per month fee. Pets with a three rating will be charged a $25 per month fee. Pets with a rating of one or two will not be allowed. The pet fee is charged monthly and paid with your monthly rent. Water filled tanks “fish tanks” must pay $10 per month for each tank over 10 gallons. Birds are required to pay $10 per month per cage. *No fee applies to service animals.

7) Can I sublease the property?
You may not sublease your property.

8) Can I add roommates?
Any prospective roommates would need to first put in an application and be approved and added to the lease, prior to them moving in.
