1) What is the Fox Lake Pet Policy?
We have several pet-friendly buildings at Fox Lake, and even have a dog park on site. Some of our buildings only allow for small pets (25 lbs or less), so please ask your leasing agent which of our available homes will work for you and your pets. Pet Fee: $400 per pet, non-refundable, due at move-inPet Rent: $20/month for 1 pet, or $30/month for 2 pets.Please note that we have a two pet limit, as well as breed restrictions. Restricted breeds include: pit bulls, bull terriers, Staffordshire terriers, chow chows, dobermans, rotwiellers, German shepherds, mastiffs, and any mix of these breeds. Please note that all dogs, no matter the size or breed, must be approved by the property manager prior to move in. If your dog has a history of biting people for whatever reason, we cannot accept them on property. This is for the safety and well-being of all of our residents. A clear photo of your pet and the animal's shot records will be required prior to your move-in.Please refer to our Rental Application for a complete list of restricted breeds, or ask your leasing agent prior to applying to see if your pet is permitted.
2) Will my apartment have washer/dryer connections?
Yes, every apartment home has a laundry/utility room with washer and dryer hookups. We also have 2 shared laundry facilities, one located in the club house and the second in the leasing office.
3) Can I have an outdoor grill on my apartment deck or patio?
Yes, you may have an electric grill. By order of the fire marshal, gas or charcoal grills (and any device or item that produces an open flame, included pellet smokers) are not permitted. We also have three outdoor charcoal grills located on site in the stone fireplace and BBQ areas, so if you want that charcoal taste, you can still have it.
4) Do you have any 1-bedroom or efficiency apartments?
No, we only have 2-bedroom apartments and 3-bedroom apartments at Fox Lake. All 3-bedroom apartments are located on the 2nd or 3rd (top) floor of the buildings. All ground level or first floor apartments are 2-bedroom layouts, some of which have a bonus room.
5) What are my cable, Internet and phone options?
Comcast/Xfinity is our preferred provider for cable, Internet and phone.
6) Do you have furnished or corporate apartments available for rent?
No, we do not provide any furnished or corporate apartments at this time. You will be touring a furnished apartment that has been staged exclusively for property showings. We hope our model apartments help you visualize how you can make your new home at Fox Lake your own.
7) What are the utility providers at Fox Lake?
All utilities at Fox Lake are individually metered and billed directly to the resident, so you only pay for what you use.Water and Sewer: West Knox Utility DistrictGas and Electric: Knoxville Utilities Board (KUB)
8) How do you handle service requests?
We offer 24-hour emergency maintenance service, 365 days per year. We always have a maintenance tech on call at night and on weekends. We also have a full-time staff on site each day Monday through Friday. You will be able to submit non-emergency maintenance requests through your online resident portal. All emergency maintenance needs must be reported by calling our office directly at 865-531-6100 (our after-hours answering service will direct your emergency maintenance request to the on-call maintenance tech).
9) Do you offer less than 12-month leases?
We do not offer short-term leases at this time. All new leases are for a lease term of 12 full months. You may continue your lease on a month-to-month basis after fulfilling your first lease.
10) What fees and deposits are required to move in?
Due at time of Application:$50/applicant 18-years and older for an application and credit and criminal background report.Due upon Application Approval, in order to hold the home:$300 Reservation Fee due upon application approval. This is required to hold the apartment until your move in date. This is a non-refundable fee.$500 standard Security Deposit due upon application approval. An additional security deposit may be required in the case of a conditional application approval, depending on credit, income and rental history.Due on your Move-In Day:$100 non-refundable Admin Fee due at move-in.$400 non-refundable Pet Fee per pet.Your 1st month's pro-rated rent and pet rent.
11) Do you have any other monthly fees on top of rent?
No, all property services and amenities are included in your rent. The only thing you will owe to Fox Lake each month in addition to your rent, is any applicable pet rents.If you do not have any pets, you only owe us rent every month. Your utilities will be paid directly to the utility providers.
12) What are the Fox Lake application qualification criteria?
Our minimum underwriting guidelines for all applicants include:Good to excellent credit history (no late pays, past due balances, collections, charge offs, judgments, or evictions).Good rental history (we will request rental histories from all current or previous landlords reported on your application and credit report).Proof of income in the Knoxville market, or official documentation of remote work. Income should be verifiable by current paytubs showing Year To Date gross earnings, most recent year's W-2, 3 years of tax-returns for self-employed applicants, or an official job offer letter on the hiring company's letterhead and the hiring manager's contact information.Total Debt-To-Income Ratio of 38% or less (total debt includes rent and any monthly payments shown on your credit report, such as your car payment, student loans, credit card minimum payments, etc.).*Cosigners will be considered for full-time students. Cosigners must apply using the same application process as an occupant of the apartment, and must qualify as if they will be paying the full amount of rent. *Cosigners will not be considered in the case of delinquent or unsatisfactory credit history or rental history.ALL occupants of the apartment age 18 years and older must submit a complete application along with proof of income before your application can be processed and submitted for final review.
13) What is the Fox Lake parking policy?
Parking spaces are not reserved, except for 5+ year residents. No more than 3 personal vehicles per apartment will be allowed to park on the property.All vehicles parked on property must have a Fox Lake parking permit clearly displayed on the front windshield. Vistor parking passes are available through the Leasing Office for short periods of time.Commercial/Work vehicles are not permitted to park on property overnight.Trailers, RVs, boats, ATVs, and oversized vehicles are not permitted to park on property.We do not have accomodations for the above mentioned unauthorized vehicles and parking them on property is strictly prohibited.Vehicles without a Fox Lake parking permit will be towed at the owner's expense.
14) Smoking Policy
Smoking is strictly prohibitted in or within 15 feet of your apartment or any building or amenity space at Fox Lake. We cannot guarantee that any previous tenant did not smoke in the unit you are moving into. All efforts are made during our market ready time to remove any odors.
15) Renter's Insurance
Renter’s Insurance is required as a condition of your Lease Agreement and must be provided to your leasing agent prior to your move in day.
