Frequently Asked Questions

1) Is the Unit I Want Still Available?
JMAX Property Management advertises properties until a lease has been signed and all required money has been paid. That means there may be applications in front of you that are approved for the property but have not paid yet. There may also be applications in front of you that while not yet approved have not been fully processed. Application review takes 1-3 business days. Even if you call and ask we have no way to guarantee the unit you are applying for will not have been rented before your application is processed.  If the listing says it has approved applications you can still apply but please note the unit may become unavailable before your application is processed.

2) Are all Applications First Come First Served?
While timing is a factor, our job is to find the best qualified tenant for the owner’s property.  In the case of multiple applications that is not always the first tenant that applied.

3) Is My Application Good for All JMAX Properties?
Your APPLICATION is good for all JMAX Properties for a period of 60 days.  APPROVAL of applications is property specific due to different property criteria (For example Income of 3x Rent is different for a $995 unit than for a $1,150 unit, one unit takes pets another does not etc…).

4) Will my Application be Approved?
Every application is put through a scoring process with multiple variables but as a quick rule of thumb ask yourself these questions.

5) Will the total income of all applicants equal LESS than 3 times the monthly rent?
Provable with pay stubs or in the case of gig work a tax return.  Tenants with section 8 vouchers exclude this question. IF YOU ANSWER YES TO THIS QUESTION YOUR APPLICATION WILL NOT BE APPROVED.

6) Will you get a poor rental reference?
We will obtain a rental reference from your current landlord and previous landlord(s). IF YOU ANSWER YES TO THIS QUESTION YOUR APPLICATION WILL NOT BE APPROVED.

7) Have you been evicted for monetary reasons or had a landlord judgement against you in the past 5 years excluding the period between March 12, 2020 and April 21st 2022?
IF YOU ANSWER YES TO THIS QUESTION YOUR APPLICATION WILL NOT BE APPROVED.

8) Have you been evicted for non-monetary reasons in the last 5 years?
IF YOU ANSWER YES TO THIS QUESTION YOUR APPLICATION WILL NOT BE APPROVED.

9) Do you have a sexual related conviction on your record?
IF YOU ANSWER YES TO THIS QUESTION YOUR APPLICATION WILL NOT BE APPROVED.

10) Do you have a Felony conviction that is Violent, Drug or Property Damage related in the last 7 years?
IF YOU ANSWER YES TO THIS QUESTION YOUR APPLICATION WILL NOT BE APPROVED.

11) Are you under 21?
We require at least one person to be 21 or older on the lease.

12) How much is the application fee?
$75 per person 18 or older.  All persons over the age of 18 who will reside in the property must complete an application.

13) Are application fees refundable?
No.  ALL application fees are non refundable
