1) Do you have virtual showings available?
No, we don't have that option available. Only self-showings where the prospect visits the property.

2) Do you accept section 8? (AKA housing assistance, AKA vouchers)
We do not accept section 8 for any of our properties.

3) Do you allow pets?
Generally yes, though it depends on the property. Non-refundable pet fee: $250 per pet. Pet rent: $25 per pet.

4) What is the resident benefits package (RBP)?
It's an all-inclusive suite of services designed to provide convenience, financial protection, and credit-building opportunities for residents throughout their lease. For a full monthly fee of $35.00, residents receive HVAC filter delivery directly to their door, credit-building and rewards via the Piñata app, up to $1M in identity theft protection, a utility concierge service for seamless move-ins, and up to four on-demand pest control services annually. Alternatively, a $30.00 monthly tier is available which includes all the same core benefits except for the physical air filter delivery, as the property only requires cleaning the filters due to the lack of HVAC system.

5) What are the move-in costs?
The security deposit is due 24 hours after the lease is prepared and sent. Then, due before the move-in date: One month's rent in advance. The move-in administrative fee: $45 The RBP fee. The pet charges, if applicable (pet fee and pet rent per pet) _ And just FYI, we have a renewal administrative fee of $30 due on each lease renewal completed.

6) How much is the security deposit?
Generally 1 month's rent, but it depends on the property.

7) Is rent pro-rated if I move in mid-month?
Yes, you must pay a full month’s rent upfront. If you move in mid-month, your initial payment will cover the entire month, and the following month will be adjusted based on the days you occupied the unit in your move-in month.

8) What's the application fee?
$65 per prospect. All adults 18+ must apply.

9) Can I apply online?
Yes, you can apply through our website

10) Can I pay rent online?
We offer a user-friendly online portal for residents, simplifying payments, document signing and submission, as well as maintenance requests and follow-ups.

11) If I have an emotional support or service animal, do you require supporting documents?
Yes, an ESA letter or any other supported document is up-to-date.

12) How does your digital lock work?
Before move-in, we send an invite via email with login credentials and links to download the app to ge the access to the lock.
