Frequently Asked Questions

1) Do you accept housing vouchers or Section 8?
The laws regarding acceptance of Section 8 are different for each city. We comply with each city's requirements.

2) Can I do a longer or shorter lease?
Generally, we prefer all leases to end in the spring or summertime when the weather is nice and it's easy to move; we also prefer to go longer rather than shorter with regards to length. Please note that lease length preferences may be property specific.

3) I don't need to move-in for a while; will you hold the property for me?
For vacant properties we like to start the lease within 30 days if possible. We will not hold properties without a signed lease and paid security deposit. Please note that for vacant properties an earlier lease start date will be given preference.

4) Do I have to start the lease on the availability date?
There is usually some flexibility with the lease start date; feel free to ask your leasing agent. Please note that for vacant properties, earlier lease start dates will be given preference.

5) I'm not able to view the home; will you rent it sight unseen?
Yes, however, we want you to feel comfortable with the home you are renting and strongly encourage that you have a friend or relative view the home on your behalf. If you do not have someone that can view on your behalf, please view the listed YouTube video if available and ask to be forwarded to one of our leasing agents before applying.

6) Do you process applications first come, first serve?
We begin processing all applications immediately (during business days). However, we do not approve applications on a first come, first serve basis. We will take the best qualified applicants and will accept no more than 3 sets of applicants to the best of our control (sometimes multiple applications come in very quickly). If we have an approved application and the lease has not yet been signed, we will accept up to two backup applications.  We will disclose if there are pending applications or approvals upon request.

7) Do you accept co-signers?
Yes, we will accept co-signers if an applicant doesn't have enough income to qualify on their own (homeowner approval required). However, we will not accept co-signers to compensate for poor credit. Please see the rental criteria listed on our website.

8) If I don't qualify, can I pay a larger deposit?
We can accept an additional deposit if you do not qualify due to low income or credit between 550 - 625 (homeowner approval required). If the application is denied for any other reason additional deposit will not be accepted. Please see the rental criteria listed on our website.

9) Will you accept my emotional support or assistance animal?
We will make reasonable accommodations for all disabilities. We screen emotional support/assistance animals and there is no charge for screening.
