Frequently Asked Questions

1) What are the income requirements for your properties?
We require all prospective tenants who are 18 and older to make three (3) times the rent with gross monthly income (your income before any taxes or deductions get taken out). Only legally married couples can combine their income to meet the income requirements.

2) What are your general requirements to qualify to rent homes through your company?
All occupants who are 18 or older must fill out an application regardless of their status. Applicants must provide proof of income for the last 60 days that they make three (3) times the rent in gross monthly income (your income before any taxes or deductions get taken out). Only married couples can combine income. Roommates must each make three (3) times the rent individually and pay the application deposit individually. Acceptable forms of proof of income include Company Pay Stubs, Court order showing the amount of child support and/or alimony (if claiming child support as income, we require the payment history printout from the state), Disability Statements, Structured settlement payment statements, and most recent tax returns.  We will not accept bank statements or hand-written documents. You must be able to pass the Credit, Criminal and Rental history background checks. Management looks at each application received on a case by case basis once all money and documents have been submitted.

3) Do you have any breed restictions?
The following dog breeds are prohibited, regardless of size, no exceptions: Akita, American Bully, American Bulldog, Cane Corso, Chow Chow, Doberman Pinscher, Dogo Argentino, German Shepherd, Great Dane, Husky, Malamute, Mastiff, Pit Bull, Presa Canario, Rottweiler, Staffordshire Terrier, Wolf Hybrid, *ANY Mix that includes the above-named Breeds.

4) Do you accept HUD (Section 8) vouchers for your properties?
HUD vouchers are accepted for specific properties that the landlord/property owner have agreed to accept HUD vouchers for their property. All properties that accept HUD vouchers will be specifically noted in the property description.

5) Do you accept applicants who have accounts in collections?
If you have accounts that are in collections and have not been paid, normally the answer would be no. We do not make final determinations on this matter until we run the application

6) Do you accept applicants who have a judgment for eviction?
If you have any judgments for eviction, normally the answer would be no. We do not make final determinations on this matter until we run the application

7) How long does it take to process my application?
The answer to this question is subjective. Much of the time that it takes to process an applications lies soley with the applicant and how fast the required documents and money can be provided to the office. Once all minimum qualifications are verified and required money and documents have been delivered to StarPointe Realty Management, then the process can take between 24 to 72 hours.

8) What items do you need from me to submit my application?
At a minimum: Proof of income for the most recent 60 days of employment, clear copy of state-issued ID(s), application deposit, application fee(s), picture of pet(s) (if applicable), rabies record (if applicable), signed privacy policy and cover sheet. Based on each unique application, management may request additional documents and information in order to properly process your application.

9) Does my 18 year old son/daughter need to make three (3) times the rent if they are still in school?
Short answer is No, however, you will need to provide proof that they are currently enrolled in high school or college.

10) Can roommates combine income to meet the income requirements?
No. Only legally married couples can combine income to meet the income requirements.

11) I am self employed so I do not have pay stubs. What do I need to verify income?
We will need your most recent filed tax return. We will NOT accept any handwritten documents or bank statements.

12) Who is required to submit an application?
All adults (18 and older) that will be living in the property will need to submit an application. There are NO exceptions to this policy.

13) Do you accept applicants who have a felony.
We cannot answer this question without the full scope of information that is received after an application has been fully processed. All determinations are made on a case by case basis in this regard.

14) What are the forms of ID that you accept?
We can accept any state-issued ID with a picture. We do NOT accept military or DOD IDs due to Federal Laws prohibiting the copy of those IDs.

15) How long will you hold the property after I am approved?
Once your application is approved, we will hold the property no more than fourteen (14) calendar days from the date of application approval. If the property is not currently available for move-in, we will hold the property no more than fourteen (14) calendar days from the published availability date of the property you applied for.

16) What credit score do I need to rent properties with your company?
We do not have a minimum credit score to rent any of our properties. As a general rule, we would say in most cases applicants would need a minimum of a 500 credit score to be considered. However, we will take the time to look at every application that we receive on a case by case basis.

17) Are we required to see the property in person?
We understand that many of our customers may not be local to the area due to the nature of serving military families. We can arrange for video (Facetime, Google, FB Messenger) showings or you can have friends/family that view the property in your place. In either case, we would need a form (sight unseen) signed before we would process an application.

18) Can my wife/husband sign in my place with a Power of Attorney (POA)?
If you intend to use a POA at lease signing, we will need a copy provided at lease signing in order to review the document and determine if it is adequate to use in the situation. Alternatively, an arrangement can be made to electronically sign for certain individuals if they can not be physically present for the lease signing appointment. Please note that we require at least one of the leaseholders to physically come into the office to sign in order for keys to be given.

19) I have not started my job so I do not have a pay stub, how do I prove my income?
We will accept a job acceptance/offer letter from your new employer. The letter must be on the companies letterhead and state how much you will be making each pay period and when your employment will begin. Additionally, it will need to be signed and have a point of contact with their contact information for verification purposes.

20) Is the pet fee refundable?
No. The pet fee(s) are non-refundable. We require a $350 pet fee per pet for all of our properties. Certain properties will also require pet rent.

21) Do you allow any exceptions to any of your policies?
As a general rule, we do not allow exceptions to any of our stated policies. However, we take each application on a case by case basis and will make determinations at the time we process the application. Applicants will only consider an exception to be granted after that exception has been granted in writing signed by a member of StarPointe Realty Management.

22) What is your pet policy?
All properties have a 2 pet maximum limit. We require a $350 non-refundable pet fee for each pet. We do not accept any of the restricted dog breeds (refer to restricted breed FAQ). A current rabies shot record is required for all pets (if applicable). You must submit a picture of all pets at the time of application.

23) What is the status of my application?
Applicants will need to call the office during normal business hours (M-F 9am - 5pm CST).
