FAQFrequently Asked Questions:What qualifications must I meet to be considered?Proof of income: Household income must be three times the amount of rent.Must have the security deposit and first month's rent readily available.Consent to credit and background checks.Clean rental history: No past evictions, evictions filed in court, negative rental history, etc. No exceptions.How do I view the property?All viewings are self showings. You can schedule a showing directly on this website on the "Schedule a Showing" tab or on Showmojo.com and search for the address you wish to view.You must have a valid drivers license to view our properties.Please return the key to the lockbox when you are finished.Please report any suspicious activity to LBD Properties.What is the application process?First view the property that you would like to apply for.  (Note: We cannot move forward with your application until you have seen the property.) Submit an application through this website.If accepted, you will be sent an email with a link for the credit and background checks. If approved you will receive an "Application Approved" email with the next steps of the rental process. We never ask for money before these steps have been taken and your application has been approved! Please beware of scams!How much does it cost to complete an application?There is a cost of $20.00 to submit an application. This is non refundable. No exceptions. How much does it cost for the credit and background checks?The cost for all three background checks is $30.00. This is done through TransUnion.Can I have a co-applicant or cosigner? Everyone over the age of 18 must fill out a separate application and complete the same application process. (Please note on your application who your co-applicant is so we can link you together.)Can you hold the property for me?While we do try to accommodate our prospective tenants the best we can, we are not able to hold a property for an extended length of time. So please apply about a month or less before you are ready to move. We will not hold any property for anyone until the security deposit is paid and a lease is signed. It will remain on the market and viewings will still proceed. No exceptions. We receive a lot of applications for our properties and cannot promise a property will be available when you are ready to move in. **Property is NOT considered off market until a lease is signed and deposit paid.**Do I have to have first and last month's rent at the time of lease signing?No. There is a security deposit equal to one month's rent. This will be paid when you sign your new rental lease agreement. Your first months rent will be prorated (if applicable) and due upon moving into your new home!What determines the rent for my property?Ultimately, the rental market will determine your rental rate. We use our marketing skills, analysis, and judgement based on years of experience to optimize rents in accordance with your goals.Where do I sign the lease and pay the security deposit?We sign the lease with you at your place of residence (if applicable). At the time the lease is signed, you will pay your security deposit via cashier's check or money order only. Your first month's rent will be due the day you move into your new home!Do you accept Section 8?We do accept Section 8 for select properties. Who pays for utilities?The tenant is responsible for all utilities. In most situations MSD (sewer) is paid by the owner and billed to the tenant on a monthly basis.Do I need an occupancy permit?You must obtain an occupancy permit prior to moving in. This is commonly done at the local municipalities city hall. The cost is usually around $50.00. You will need valid ID for everyone over 18 and your children's birth certificates (if applicable). You will not be able to move in without one. Once received you must give a copy to our office and we will schedule a time for you to move into your new home!
