GENERAL RENTAL CRITERIA

1. Applicants must be 18 years of age or older and able to enter a legally binding contract.
2. All individuals 18 years of age or older who will be residing in the home are required to complete an application, undergo the screening process, and provide the necessary documentation and application fee.
3. Dependents 18 years of age or older must still undergo a criminal background check and provide the necessary documentation and application fee.
4. All applicants will need a separate email address to complete our online application.
5. All applicants must provide a copy of current photo identification such as a Driver's License, a Military or State Identification Card, or Passport.
6. All applicants must provide a copy of their Social Security Card or Immigration Visa.
7. A credit report will be obtained on all applicants.
8. A criminal background check will be conducted for each applicant.
9. Each applicant will be required to qualify individually.
10. Incomplete, inaccurate or falsified information will be grounds for denial.

I.Application Process (Steps to become a resident with Secure Properties)
1. Select your rental home.
2. Complete the application using our designated online form and pay a non-refundable application fee of $50.00.
3. Please be prepared to upload any required documentation with your initial application.
4. During the screening process, we use a tenant screening company, credit reports, public records or criminal records, and we may contact employers, landlords or other references. We may verify your income and your references provided in your application.
5. Management will make a reasonable attempt to contact previous and present landlord(s) submitted by Applicant. However, the ultimate responsibility for supplying this information to Management lies with the applicant. NOTE: Management reserves the right to deny tenancy on the basis of an inability to contact the references provided
6. Be prepared to wait at least five (5) business days for the information on your application to be verified.
7. Secure Properties makes every effort to process applications within three (3) business days of receipt (pursuant applicant provides all necessary documentation-identification, proof of income, etc.). Processing can take several days if we do not receive response from previous/present landlords, employers, and other references..
8. Some properties are in high demand! In some cases, there may already be applications submitted at the time you submit your application. We cannot guarantee any unit; units are rented to the first approved applicant with the move-in costs paid.
9. We do NOT hold rentals more than 14 days once an applicant is approved!  If approved, you will have 72 hours to Sign a Lease Agreement, Schedule Utilities to be Transferred, and Pay the required Security Deposit & 1st Month's Rent via MONEY ORDER made payable to Secure Properties, LLC

II.Occupancy Policy
1. Our guidelines allow two (2) persons per bedroom plus one additional person per rental unit.
2. Occupancy will be limited to the persons indicated on the original rental application and lease only, unless otherwise agreed in writing.
3. Any proposed additional tenants must complete a rental application and be processed and approved through this same tenant screening process prior to occupying the rental unit.

III. Income Requirements - (Housing Vouchers may count toward this requirement as other income)
1. The combined monthly household NET income (take-home pay) must be equal to or greater than 3 times the monthly rent rate.
2. If two (2) or more applicants apply jointly and one is unemployed, the applicant may be conditionally approved provided that the combined monthly household NET income requirement is met.
3. The combined monthly household DTI (debt-to-income) ratio must be less than 40%.
4. All income must be verified. Verifiable income may include: employment, child support, grants, pensions, GI benefits, disability, trust funds, social security and savings accounts.
5. Employment Income: Twelve (12) months of verifiable employment with current employer or in same field of work is required. Applicants using employment income must provide their employer’s contact information including name, address, email and/or fax number and submit all pay stubs for the last 90 days'.
6. Job Relocation: An Offer Letter or income verification from the applicant’s employer: must be current or for a job starting within 30 days of move-in, on company letterhead (or notarized) and signed by the appropriate Human Resources or Company officer, with his/her contact information.
7. Self-Employment Income: Applicants will be required to show proof of income by providing copies of their previous two (2) years signed tax returns or IRS 1099 forms. Applicants must also provide their last six (6) most recent bank statements (Bank statements must show applicant's full name, account #, and beginning & ending balances. No joint bank accounts may be used unless all joint owners apply as leaseholders. No prepaid or PayPal accounts will be accepted.)
8. Social Security Income: Applicants must provide a disbursement letter from the current year showing monthly amount or a statement.
9. Child Support Income: Applicants must provide a court order or notarized letter from an attorney representing the terms of proposed assistance. Additional documentation may be necessary.
10.Savings Account Funds: Applicants must provide a detail of all account transactions showing a minimum average ending balance of three (3) times the total rent due for the entire lease term. For example, if the monthly rent is $1000 with a 12-month lease term, the average ending balance must be a minimum of $36,000. Note: No joint bank accounts may be used unless all joint owners apply as\ leaseholders. No prepaid or PayPal accounts will be accepted.
11.We require PDF copies of each applicant’s 3 most current bank statements to assess financial security and responsibility. (Bank statements must show applicant's full name, account #, and beginning & ending balances. No joint bank accounts may be used unless all joint owners apply as leaseholders. No prepaid or PayPal accounts will be accepted.)

IV.Rental Requirements
1. Twelve (12) months of verifiable contractual rental history from a current third party landlord or home ownership is required from each applicant.
2. The name, phone #, and email address for each applicant’s landlord(s) for the past 12 months must be provided along with a copy of the lease agreement.
3. Home ownership will be verified through the county tax assessor's office. Mortgage payment history must reflect no more than four (4) late payments in the past two (2) years and must be current at time of rental application. Additional late payments will result in denial.
4. Eviction-free rental history is required without exception.
5. A pending eviction action that has not yet resulted in a dismissal or judgement in favor of the applicant, at the time the application is submitted will result in denial of the rental application.
6. Any unpaid debt (including, without limitation, an outstanding judgment debt) owing to a prior landlord will result in denial of the rental application.
7. Rental history demonstrating documented lack of compliance will result in denial of the application if the previous landlord would not re-rent.
8. Two (2) or more 7 day notices during the past year or in the last year of the most recent rental tenancy will result in the denial of the rental application.
9. Two (2) or more NSF checks during the past year or in the last year of the most recent rental tenancy will result in the denial of the rental application.

V. Credit Requirements
1. Applicants must have at least two (2) accounts established for one (1) year and in good standing.
2. A minimum credit score of 600 is required.
3. Derogatory credit history (past due accounts, collections, judgments, tax liens, repossessions, garnishments, charge offs - excluding medical debt) may result in denial of the rental application.
4. Applicants with a history of bankruptcy within the last ten (10) years or open bankruptcy will be denied.
5. Unpaid utility accounts or outstanding collections of (2) or more accounts reported on the credit report, exclusive of medical collections, will result in denial of the rental application.
6. Credit reports reflecting slow pay of three accounts or more will result in denial of the rental application.
7. Any history of garnishments against the applicant will result in denial.

VI. Criminal Criteria
Upon receipt of the rental application and application fee, Secure Properties, LLC will conduct a search of public records to determine whether the applicant or any proposed tenant has charges pending for, been convicted of, or pled guilty or no contest to, any: drug-related crime; person crime; sex offense; crime involving financial fraud, including identity theft and forgery; or any other crime if the conduct for which the applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of residents, the landlord or the landlord’s agent.

A single conviction, guilty plea, no contest/stood mute plea or pending charge for any of the following shall be grounds for denial of the rental application. If there are multiple convictions, guilty pleas or no contest pleas on the applicant’s record, Secure Properties, LLC may increase the number of years by adding together the years in each applicable category.  Secure Properties, LLC will not consider expunged records.

a. Felonies involving: murder, manslaughter, arson, rape, kidnapping, child sex crimes, manufacturing or distribution of a controlled substance will result in denial.
b. Felonies not listed above involving: drug-related crime; person crime; sex offense; crime involving financial fraud, including identity theft and forgery; or any other crime if the conduct for which the applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlord’s agent, where the date of disposition has occurred in the last 10 years.
c. Misdemeanors involving: drug related crimes, person crimes, sex offences, weapons, violation of a restraining order, criminal impersonation, criminal mischief, stalking, possession of burglary tools, financial fraud crimes, where the date of disposition has occurred in the last 7 years.
d. Misdemeanors not listed above involving: theft, criminal trespass, property crimes or any other crime if the conduct for which the applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlord’s agent, where the date of disposition has occurred in the last 3 years.
e. Pending charges or outstanding warrants for any of the above will result in a suspension of the application process until the charges are resolved. Upon resolution, if an appropriate unit is still available, the processing of the application will be completed. No unit will be held awaiting resolution of pending charges.
f. Conviction of any crime that requires lifetime registration as a sex offender will result in denial.

VII. PET POLICY
1. Pet owners must complete a Pet Application and Registration form before occupying the rental unit.
2. A current photograph must be attached for each pet with the Pet Owner.
3. Only two domestic pets will be allowed per home.
4. The following breeds and any pet sharing a bloodline (mixed) are prohibited: Pitbulls/Staffordshire/Bulldogs , German Shepherds, Akitas, Rottweilers, Boxers, Doberman Pinschers, Mastiffs, Malamutes, Cane Corsos, Huskys, Chow Chows, Any Wolf Hybrids, Great Danes, Presa Canario.
5. There will be a non-refundable pet fee as follows: $200.00 for the first pet, $100.00 for the second pet
6. There is a Monthly Pet Fee of $30.00 per month per pet.
7. Applications and Lease Agreements may be terminated if there is discovery of an undisclosed or unpermitted pet.

VIII. LIABILITY INSURANCE
1. As a condition of our Lease Agreement, tenants will be required to carry a personal renters insurance or liability insurance policy from an insurance agent or insurance company in the amount of $100,000 against damage to the Landlord’s property for the duration of the Lease Agreement with Secure Properties identified as a “Party of Interest” or “Interested Party” (or similar language as may be available). Evidence of coverage must be provided to Secure Properties.
2. Secure Properties, LLC does offer a liability insurance policy (covers damage to landlord’s property only) that meets the requirements above for $9.50 per month.
3. It is encouraged that tenants obtain and maintain a renter’s insurance policy covering loss or damage of their personal property. Secure Properties, LLC does offer a renter’s insurance policy (which covers the tenant’s and landlord’s property). Price varies based on the amount of coverage desired.

IX.DISABLED ACCESSIBILITY
Secure Properties, LLC allows existing premises to be modified at the full expense of the disabled person. We may require the disabled person to agree to restore the premises to the pre-modified condition (per Fair Housing laws). Prior to modifying the premises, the following must be done:

1. The applicant must obtain the landlord's approval.
2. Reasonable assurance must be received in writing, that the work will be performed in a professional manner, as well as details of the work to be completed, and names of qualified contractors to be used.
3. Appropriate building permits and required licenses will be reviewed by the landlord.
4. Restoration, in certain circumstances where the modification would make the apartment less desirable to future residents, may require a deposit to be placed in an interest bearing account and will be used for necessary restoration costs, not including normal wear and tear and/or non-required restorations.

X.ASSISTED LIVING
1. Applicants requiring the assistance of a permanent or temporary live-in caregiver will be required to have the caregiver also fill out an application and pay the application fee of $20. A limited screening involving a credit report (for identification purposes) and a criminal background check will be performed.
2. Caregiver must meet apartment community requirements regarding criminal history and rental history relating to conduct, or their application will be denied. Caregivers will be required to execute a Temporary Occupancy Agreement.

XI.DISCLOSURES
1. Commitment to Equal Housing: Secure Properties is committed to providing equal housing opportunities to all rental applicants regardless of race, color, religion, national origin, sex, handicap, familial status, or other protected status.
2. Application Does Not Create a Lease: Applications, even if accepted, shall under no circumstances be considered a lease agreement between applicant and Secure Properties, or an offer to lease. No lease shall exist between applicant and Secure Properties unless and until the parties enter into a formal Lease Agreement and applicant pays all required fees, deposits and advance rent.
3. Authorization for Credit and Background Check: Applicant must authorizes Secure Properties to complete whatever background and credit check on applicant which agents deem appropriate. This may include among other things obtaining one or more credit reports on applicant. Such credit report(s) may be obtained before and during the term of the Lease and after the expiration or termination of the Lease as part of any effort to collect rent, costs, fees and charges owing under such Lease. Applicant must acknowledges that merely requesting such reports may lower applicant’s credit score and applicant expressly consents to the same.
4. Use of Information: The information in your application or obtained as a result of the authorization given herein by applicant will not be sold or distributed to others. However, Secure Properties agents may use such information to decide whether to lease the property to applicant and for all other purposes relative to any future lease agreement between the parties including the enforcement thereof.
5. Reason for Denial: If your application has been denied, Secure Properties will notify you within 10 days after the date we receive a completed application. Your application will be considered "disapproved" if we fail to notify you of your approval within 10 days after we have received a completed application. Notification will be by email or may be in person or by mail or telephone unless you have requested that notification is by mail. You must not assume approval until you receive actual notice of approval.
6. Falsification of Application: Any falsification in applicant’s paperwork will result in the automatic denial of application. In the event that an applicant falsifies his/her paperwork, Secure Properties has the right to hold all deposits and fees paid to apply towards liquidated damages.

XI.DEPOSIT AND MOVE-IN COSTS
1. If applicant is approved, a security deposit and payment of all move-in costs is required for all move-ins, and must be paid within 72 hours of notified approval.
2. Security deposits and move-in costs (rent and all applicable fees such as pet fees, pet rent, insurance, etc.) may require two (2) separate payments via a PayNearMe payslip provided by Secure Properties only or through our online Tenant Portal. One payment for the security deposit and a separate payment for move-in costs.
3. Security deposits are equal to one and a half (1 ½) times the rent rate.
4. The first month’s rent, plus all fees and deposits shall be collected prior to move in. If applicable, prorated rent is applied to the second month's rent. If the applicant does not make all such payments when required, the applicant shall not have the right to occupy the rental unit and the lease will be terminated.
