that allow Section 8 will state so in the listing details.
2) What
is your pet policy?
Some properties allow pets and it will be stated in the
listing details. If a property allows pets they must not be of vicious breed.
There is an additional $150 non-refundable pet deposit per pet and an
additional $25 more per month in rent per pet. A pet application must be
completed which includes a photograph of the pet, vet records and proof of
license.
3) What
are the application requirements?
Each person over 18 years old must complete an online application. If your pre-screening is approved, then each applicant must submit a copy of their state issued ID, Social security card, and proof of income (last 3 paycheck stubs). The application fee is $40 per adult. Applications are typically processed and completed within 7 business days.
4) Do I need to have an application for each property if I am interested in more than one?
No, only one application is needed. An application is good for any property available to rent.
5) How long is an approved application good for?
Your approved application is good for 30 days.
6) What
is reviewed as part of the application process?
The
application process includes income verification, eviction history, credit history,
past landlord references, and address verification. All criteria are reviewed
as a whole to determine acceptance of an application.
7) If my
application is approved, what are the move in costs?
First
month’s rent, security deposit, water/sewer deposit (if applicable), pet deposit (if
applicable). If the property is listed as having a move-in special and you
qualify, the amount will be reduced based on the special.
8) If
my application is approved, what are the next steps?
There are two options.
Option 1: Place one half of the move-in costs and sign an
option to rent agreement. This agreement holds the property for up to 2 weeks. Until
the funds are received, the property will still be available to be shown and rented
to others. An appointment must be scheduled within the 2 weeks to complete your
lease.
Option 2: Schedule an appointment 24 hours in advance to complete
your lease. All move in costs are required at your lease appointment.
9) Do you have properties for sale?
No, our properties are only for rent.
