1) What are your minimum qualifications?
Depending on the market rent, we
require between 2.5 - 3x the monthly rent in verifiable income, a minimum
credit score of 600, no eviction judgements in the past 7 years, a positive
housing reference, no money owed to previous landlords, and no crimes against persons
or property in the past 7 years. If you answer the screening questionnaire
truthfully and you're able to schedule a showing, there's a good chance that
you would qualify for the rental home.
2) Do you accept cosigners?
Cosigners are accepted in lieu of certain screening paramaters as long as they would qualify for the rental unit as if they applied on their own, with the exception of housing or criminal history screening.
3) How do I schedule a showing?
The available showtimes
are linked directly to the leasing agent’s calendar. Please choose a date and
time, answer the pre-screening questionnaire, and you're all set! It's
important to note that you will be required to confirm this showing appointment
via text or email at least 2 hours prior to the start time.
4) I don't understand why I was denied the ability to schedule a showing?
The most common reason for this is when
prospects choose a desired move in date that is either BEFORE, or too long
AFTER the available date indicated on the listing. If you're able to move in on
or within 2 weeks after the availability date on the listing, please indicate
as such as proceed.
Another common reason is not indicating the COMBINED income of
all adult applications.
5) Do I need to schedule a showing in order to apply?
Although it's recommended
that you see the property before submitting the application (and nonrefundable application
fee), you're not required to.
6) Do you accept rental assistance?
Of course we do! Every
company should. However, the application is still subject to the same standards
as everyone else's. The only adjustment we make to the screening is by
considering the assistance amount that you receive as additional non-taxed
income. We will no longer allow 3rd party organizations to sign your lease for
you in order to avoid credit or previous housing screening.
