Frequently Asked Questions

1) I missed my showing appointment, what can I do?
No problem! Although we give everyone 15 minutes after their scheduled arrival time before we leave (just in case traffic slowed you down), you can always book another showing online or respond to the message we sent with a request to reschedule. We'll do our best to find another time that works for you soon!

2) Is there an application fee?
Yes.  We charge a non-refundable fee of $50 per adult.  It may be paid by credit/debit card, check, money order or cash and must be received before your application can be processed.

3) Where can I find an application?
Our online applications can be found just below the "Schedule a Showing" link and the address on the main search page or at the top right, just above the map, on each rental listing page. Since the screening process is automated, we do not offer a paper option.

4) What documents do I need to submit with my application?
We need a copy of your Driver's license (or State ID) and one month's worth of pay stubs. If you are self-employed or work on straight commission, a letter from your employer on company letterhead detailing your monthly earnings will do.  For those with a voucher, please provide us with the packet you received from your caseworker along with your completed application and screening fee.

5) How much income do I need?
We ask that your monthly income exceeds at least 2.5 times the rental amount. For example:  If you are looking to rent a unit for $950/mo., you should earn at least $2,375 in total household income each month.

6) What rental screening do you complete?
We receive information on your employment history, rental history, credit report/payment history and criminal record.

7) How long does the process take?
Most applications can be verified within 5 business days so long as all are complete when submitted and funded.  Delays can occur if our verification calls are not returned within a reasonable time or your application fee has not been paid.

8) What programs do you work with?
We are familiar with most federal or municipal housing programs from WHA, DHAP, SRAP, DHSA, and many others from community groups, churches, and local charitable organizations. Let us know if you have a voucher or receive other assistance as not every property or owner participates in every program.  Also, look for the phrase "Voucher Eligible",   "SRAP Accepted", "WHA Applicants Welcome" or similar keywords right on the listing.

9) What is the security deposit required?
Security deposits are based on your credit history and can range from one to two month's rental amount.  Pet deposits are normally charged as a one-time fee of $500 before moving in. Any Security Deposit above one month's rent amount will be returned to you in the first month once you renew your lease. If you decide not to renew, we will return the entire amount less any documented damage or outstanding balance.

10) Does everyone who will live in the unit have to complete an application and pay the application fee?
Yes, each adult! Screenings are based on your individual personal rental and employment history, credit and criminal records and the fees are used to cover the cost of those expenses.  All adults in the unit will need to complete and have an application approved before moving in. Just as banks loan you their money, we are "loaning" our property. We need to know exactly who will be living in the unit, have collected basic identifying information for each person and apply a standard method to approve each applicant.
