1) How much is the deposit?
Unless otherwise written in the ad the deposit is equal to one months rent. Deposits are due in the form of a money order or cashiers check upon getting an approved application to hold a unit for no more than 30 days, in some instances move in needs to be within two weeks.
2) Are pets allowed? If so how much are the fees?
If pets are allowed it will say so in the add. Fees vary but are typically $250 non refundable pet fee plus an additional $25 per month. This would typically apply to a cat or a dog under 30 pounds.In a few units a pet fee is $350 non refundable pet fee and additional $35 per month (dogs only under 40 pounds)
3) Do you accept section 8 voucher?
If the ad does not say then we can not use a voucher on that unit. If it does accept the voucher it is only good if the unit matches the # of bedrooms the voucher is for. When scheduling with a voucher put yes for the income question.
4) How much do I need to move in?
We always collect one FULL months rent and a security deposit upon move in, (MONEY ORDER OR CASHIERS CHECKS- no cash, no personal checks and no online payments)n then the second month you pay a prorated amount if you moved in after the 1st. Money order or cashiers check only upon move in.
5) How much is the application fee?
There is a $35 non refundable application fee per person 18 and older. Paid online when applying.
6) How far back does criminal history effect my application?
We typically are looking for anything in the last 5 years. However certain things may effect the status depending upon what occurred. Make sure you put all history on your application. Felonies that are related to drug trafficking or manufacturing are automatic decline, as well as certain assault charges, sex charges, and any others deemed by the owner.
7) Does an eviction disqualify me?
If you have an eviction in the last 5 years you will be declined, based on owners discretion. If you have 3 or more evictions in the last 10 years your application will be declined.
8) My income is less than three times the rent amount.
Income needs to be 3 times the rent amount to qualify. For example if the rent is $500 then income needs to be 3 multiplied by $500 (3x500=$1500) so income would need to be $1500 per month bring home and verifiable, last 30 days pay stubs or last 2 years taxes if self employed. Cosigners income must be at least 4 times the rent amount bring home per month. All is based on final owner approval. OVER TIME IS NOT COUNTED UNLESS IT IS THE SAME FOR AT LEAST 60 DAYS. Must have been employed for the last 90 days.
9) Am I disqualified if I have a felony at all?
Certain types of felonies may be a declined application, any felonies in the last 5 years is an automatic decline. If you are unsure if your criminal history may be a decline please ask your agent before applying. However the owner has the final say in all applications.
10) If I have criminal history does this automatically decline me?
If you have a felony it may be an automatic decline depending upon when it was and what it was for. 100% no felonies in the last 5 years, beyond 5 years it is on a case to case basis. Multiple misdemeanors could possibly be a decline as well.
