1) How much is the deposit?
The deposit amount is equal to one month's rent.

2) Are pets allowed and are there additional costs?
We are pet friendly!  There is a $250 non-refundable pet fee.  There is also an additional pet rent of $25 a month per pet up to two pets.  We have no breed restrictions.

3) Is there a cost for the application?
There is a cost for the background check.  It is $40 and each member of your household, age 18 and over, will need to apply and submit the $40 for the background check.

4) What if I have an eviction?
Unfortunately, we cannot rent to anyone with a prior eviction.

5) What if I have a felony?
Unfortunately, we cannot rent to anyone with a felony.

6) I'm a first time renter.  Would you rent to me?
We do require one year of good rental history.  A co-signer can help when renting for the first time.

7) What are your income requirements?
We have a requirement of three times the rent.  A co-signer can be helpful if the income requirement is not met.

9) How quickly can I move in?
It usually takes about a week for the background check to complete.  This time frame is dependent on how quickly you and/or your previous landlord(s) respond and complete the information needed to the background company.  Once approved you can put down your deposit and schedule your lease signing at a time that works for you (within normal business hours).

10) What if I am approved but, need more time before moving?  I do not want to lose the unit.
Once approved you can sign our deposit agreement and hold the unit for 14 days.  This deposit is non-refundable until the lease is signed.  Then it works like a regular deposit.  If the lease is not signed within the 14 days the deposit is forfeited.  If a deposit is not made to hold the unit, there is no guarantee that it will be available when you are ready to move.

11) What if I apply and someone else rents the unit I applied for first?
Your application, once approved, can be used towards any of our available units for up to 60 days.  Simply let us know you are interested in renting another available unit and your application will be reviewed to ensure all qualifications have been met.

12) Are utilities included?
NO, tenant pays all utilities.
