APPLICATION CRITERIA

MAINSTAY PROPERTY MANAGEMENT RENTAL REQUIREMENTS:
Thank you for your interest in one of our properties. Please review the following information prior to applying to ensure you are aware of all applicant criteria. ALL APPLICATION FEES ARE NON-REFUNDABLE.

All adults 18 years of age or older who will reside at the Property must complete, sign, and pay for a separate application. Applications will not be considered complete nor reviewed until every applicant 18 years of age or older who will be living at the Property has completed, signed, provided all required documents, and paid for a separate application. Co-signers/guarantors must complete an application as well and must meet all rental requirements. Credit and background checks will be run for each applicant. 

NOTE: NO SMOKING ALLOWED IN MAINSTAY PROPERTIES

IDENTIFICATION REQUIREMENTS:

  • Valid government issued photo ID
  • Valid Social Security Number, Individual Taxpayer Identification Number (ITIN), Employment Identification Number (EIN), or 1-94
  • Non-U.S. citizens must be able to provide documentation of U.S. Immigration to verify legal residency

INCOME & CREDIT REQUIREMENTS:

  • Total household monthly income must be 3x the monthly rent 
  • If a co-signer/guarantor is needed, he/she must have a monthly income of greater than 6.0x the monthly rent
  • Primary applicant must hold a credit score of 600 or higher
    • Any applicant with a credit score lower than 600 must make up less than 25% of the required monthly rent; this means applicants with a credit score over 600 must make up at least 75% of the required monthly income combined.

CRIMINAL HISTORY REQUIREMENTS:

  • No felonies in the last 10 years

RENTAL HISTORY:

  • No prior evictions
  • Positive recommendations from previous landlords

CRITERIA CONSIDERED:
If multiple applications are received within 24 hours, we will process all applications and the criteria below will be considered in choosing the most appropriate candidate for the property:

  • Credit score
  • Debt to income ratio
  • Bankruptcies
  • Criminal history
  • Negative rental history
