1) Are pets permitted?
Permitted: Fish, birds, hamsters, guinea pigs, and chinchillas. NOT Permitted: Dogs, cats, ferrets, rabbits, snakes, rats, mice, large reptiles, and most other animals. If you have something not specified here, please contact our main office to inquire.
2) Are any utilities included?
It depends! - We have 24 communities throughout York County, and the utilities are different at each of them. At the majority of our locations, you will at least be paying for your own Electric. Some of our locations include the Sewer and Trash in the rent, and some include Water in the rent as well. Other locations require residents to pay all utilities on their own.
3) What are your rental requirements?
Requirements for any of our rentals are:
1. Applicants must have permanent employment (can't be through a temp agency). If not employed, must have verifiable Social Security (must be for yourself - we do not count it if it is for a child), Pension, or both.
2. No major red flags on the Criminal Background Check (no Felonies, drugs, violence, or theft), the Credit Check (minimum score of 600 required), or the Rental History check (no evictions or court filings in last 8 years).
3. The total monthly, after-tax income of the household (meaning all qualified** applicants, combined) must be at least three times the rent. **(Applicant must meet the previous two requirements to be considered as Qualified)
As long as all of that looks satisfactory, you should have no issues getting approved!
4) Is there an Application Fee?
Yes, there is a non-refundable $50 fee for each adult that will be living in the rental. The fee covers the cost of the background check and the credit check.
5) How long does it take to hear back about an application?
The time it takes to complete an application can vary. Sometimes we can get them done the same day we receive them, but other times it can be a week or longer.
In cases where it's taking longer, it's usually because we are waiting to hear back from employers or previous landlords, so if you wish to try to expedite the process, you may want to reach out to those parties ahead of time to ask them to keep an eye out for our calls and get back to us as quickly as they can!
6) How much does it cost to move in?
The amount required up front will depend on how strong your application is. The maximum that we may require from someone would be 1st *full* month, 11th month, 12th month, security deposit (equal to one month's rent), and partial-month pro-rate (this is only required if your lease begins after the 10th day of the month). If you have a strong application, we will not need you to pre-pay your 11th and 12th months.
