1) What factors are the most important to qualify for a rental property?
We look at a prospective tenant's income, credit, criminal, and rental history.

2) How much money should I be making to qualify for a property?
Qualified tenants will have gross household income that is at least 3 times the monthly rental amount.  Gross income means income before taxes.  Household income is the combination of all sources of income for the household, (like earnings for all roommates, child support, disability payments, etc.). So for example, if the property you want to rent is $700/month, your monthly gross household income needs to be at least $2100.

3) What are your credit score requirements?
Specific credit score requirements can vary from property to property. In general, applicants should have an established credit history with good payment habits, no judgements, evictions or bankruptcies. You leasing agent can answer any specific questions you might have.

4) Why is my application fee non-refundable?
Application fees covers the cost associated with processing the application, running the background check, verifying employment and rental history.  As such they cannot be refunded for any reason.

5) What other information do you need to process my application?
All applicants are required to provide a copy of their driver's license/state ID, and proof of income (2 most recent paystubs, and/or tax returns).

6) I have roommates but I want the lease just to be in my name, is that ok?
All adults 18 years and older who will be living in the property need to complete the application process and execute the lease. No exceptions.

7) What if I don't have any rental history?
Applicants without rental history may still be considered provided they have a qualified adult willing to serve as their guarantor on the lease.
