1) If the property says no pets, is that negotiable?
No, if it is a "No Pets" then the owner has made it a hard policy. If it says "Negotiable" then the owner may accept certain pets and you will need to get your pet approved through us.
2) Will I be able to paint or make changes to a unit that I have been approved to rent?
We will go over in detail, at your lease signing, how to submit your requests in writing. If you want to know before you rent, then please let us know at the time of your showing what it is that you are requesting.
3) How will lease signings be done?
We will send you step by step instructions a week before your lease signing. We do many of our lease signings by Zoom and DocuSign.
4) How and when will I get the keys?
Key information will be given at lease signing. Once the lease is signed you will have immediate and simple access to the keys.
5) Will I be competing with others applicants for a listing?
No, we only accept one application at a time. Once you have paid your application fee, you will be approved or denied before we even show the listing to another person.
6) What if I have a "non 911" emergency (pipes, electric, trees etc) while I am living there?
We have a dedicated emergency number and will give you at lease signing along with instructions.
7) How will I get repairs done?
We will go over at your lease signing how to request repairs.
8) I have never rented before will that stop me from being approved?
Past rental history helps, but we look at your entire rental package. If you have been employed for enough time, have good credit and your references are positive you will probably be okay without a rental history. We take extra time to explain to first time renters things that will help them in their rental journey with us and beyond.
9) My credit is not great, will I be approved?
We look at your entire package. The only "hard no" is an eviction that is less than two years old, or any eviction that you still owe money on.
10) I have some collections, will I be approved?
We would like to know if you have anything beyond student loans or medical debt. Recent or extensive collections especially if they are related to utilities or cell phone bills needs to be mentioned to us and explained up front.
11) If I am not approved do I get my application fee back?
No. We spend your application fee on the background, criminal, credit and eviction checks we run.
12) I have some misdemeanor (or felonies) on my background, will I be approved?
If you have had a misdemeanor or felony within the last two years OR are currently on probation please talk to us about it, it may not effect your application but it could. Please be upfront with us so that you do not waste your application fee and end up getting a "No". We can discuss any questions you have about this before we spend your applicaiton fee to run reports on you.
13) Can I have a roommate?
Probably. All potential roommates will need to submit an application and pay the application fee and go through the same screenings that you do. We then approve or deny them and let you (and them know). Everyone who lives in our properties is required to pass basic background checks.
