1) How do I book a showing?

2) Can I apply before I view the rental?
Do NOT apply if you have not toured the inside of the rental home in-person. You must tour the rental home prior to applying. There are no exceptions. If you apply prior to touring the inside, your application will be denied.
3) Do you offer virtual tours?
At this time, we do not offer virtual tours; however, you may have a friend or family member tour for you.
4) How many applications are pending?
Due to the competitive San Diego rental market, multiple applications may be submitted for a property at any time, as prospects can apply electronically 24/7. By submitting an application, you acknowledge and agree to the application terms and conditions, including that the application fee is non-refundable, even if another applicant who applied before you is approved.
We encourage you to contact our office directly at 619-312-6800 to confirm the current number of applications on the property before applying. Office hours are M-F 8:30AM-4:30PM.
5) What criteria and minimum credit score do I need to meet in order to qualify?
Each property has different criteria that needs to be met in order to qualify. Go to "View Listing" and in the listing details, look at "QUALIFICATIONS FOR THIS PROPERTY ONLY" for the criteria specific to this listing. Please note that we do not look soley at your credit score, but rather your whole credit history.
6) How much is the application fee and who needs to apply?
The application fee is $45.00 and is non-refundable. All occupants over the age of 18 yrs old must apply separately and be screened regardless of income, credit, or rental history.
7) What is the status of my application?
Once an application is submitted, we immediately begin processing it and contacting references. Please note that being contacted for references or being asked to provide additional documents does not indicate that you are next in line for the property or close to approval. It simply means your application is currently pending review.
Your application is considered “complete” only after we have received responses from all references and all requested documents or additional information have been submitted. Once complete, applications are reviewed in the order they are completed, and the first qualified applicant who meets all rental criteria will be approved.
If you do not receive a confirmation of receipt by text or email within one business day of submitting your application, please contact our office at 619-312-6800, Monday through Friday between 8:30 AM and 4:30 PM, and a leasing agent will be happy to assist you.
8) I forgot to add a document to my application. What should I do?
Not a problem! Please send any additional documents to leasing@mendescompany.com and a leasing agent will let you know once that has been added to your application.
9) How do I know if a property is still available?
Once we have received a sufficient number of applications for a property, the listing will be removed from our website and you will no longer be able to schedule a showing or submit an application.
Please note that listings may continue to appear on Zillow or other third-party websites after they have been removed from our site. This is due to delays in syndication and updates between platforms.
10) I was denied for the following reason: "Our policy is to accept the first qualified applicant." What does that mean?
This means another applicant’s application was completed before yours, and they met all qualification requirements and were approved for the rental.
An application is considered “complete” only after we have received responses from all references and all requested documents or additional information have been submitted. Applications are reviewed in the order they are completed, and the first qualified applicant who meets all rental criteria will be approved.
If the approved applicant decides not to move forward with the rental, we will then contact the next completed application in line that meets the qualification requirements.
11) My application was denied. Can I get a refund for my application fee?
Under any and all circumstances, application fees will not be refunded.
12) Can I use my application for another property?
Applications are non-transferable and cannot be used for multiple properties or future listings.
13) Do you accept Co-signers or Guarantors?
Co-signers and guarantors are NOT accepted unless otherwise stated in the property listing. Go to "View Listing" and in the listing details, look at "QUALIFICATIONS FOR THIS PROPERTY ONLY" to see if this property accepts co-signer and guarantors.
14) Can I pay an extra security deposit or rent in advance to help me qualify?
Unfortunately, we do not accept extra security deposits or rent in advance to help you qualify.
15) Do you accept payments from a third party?
Yes, as long as all the applicants over the age of 18 meet our screening criteria and are approved.
16) Do you accept Section 8 vouchers?
Yes, we do.
