Frequently Asked Questions

1) What is the application fee?
Our application fee covers a criminal, eviction and credit history. The fee is $20 per person over 18 years of age who would be living in the home.

2) Do you allow pets?
We allow two pets per home and both must be under 25lbs. A one-time fee of $250 is required upon move-in (total, not per pet).

3) Will I qualify to rent?
Our qualification criteria cover a range of topics, but generally, you must meet the following requirements: 1. Your verifiable gross monthly income must be at least three times the rent amount. Example: If rent is $800 per month, the verifiable gross monthly income for the entire household must be $2,400 or greater. 2. You must not have evictions. If you have one eviction that is older than three years and the judgment has been satisfied,  we will consider your application. If you have more than one eviction or one or more recent evictions (less than three years ago), you will not qualify. 3. Felonies and misdemeanors are subject to type, frequency and when they occurred. We have a zero tolerance policy for drugs, theft and any crime that could endanger our residents.

4) My credit isn't very good. Can I still qualify?
We do not look at credit score for qualifying. Our system looks at delinquent tradelines. If you have no collections or collection accounts that total $1,000 or less, your application will be considered.

5) How long does my application take to process?
Typically, applications are processed within one business day.

6) Do you do short-term leases?
We treat requests for short-term leases on a case-by-case basis. Typically, the monthly rent amount will be higher for a short-term lease instead of a one-year lease if the short-term lease is approved. Contact the Manager for more information.

7) How long can I reserve a home for?
We will allow you to reserve your home for two weeks with a full security deposit.
