1) What are the requirements?
Income of at least 3 times rent per month and proof of income required (does not apply for applicant households renting with assistance voucher.) A minimum credit score of 580 is required for properties under $1,000 rent, 630 on properties with rent from $1,001-$1,999 and a minimum score of 700 for properties higher than $2,000 rent. Percentage of good standing accounts is also taken into consideration.
2) Would you consider a short-term lease?
No, we are looking for at least a 12 month lease.
3) Would you accept a co-signer application?
Yes, the owner may consider a co-signer but will evaluate each application.
4) What are the automatic disqualifications?
Evictions in the last seven years (including eviction filings). Any open bankruptcies or discharged bankruptcies in the last three years, tax liens, garnishments, discrepancies or misrepresentations.
5) When can we expect to hear back from a Rental Application?
Please allow up to 72 hours to process applications. Applications can be processed sooner if they are complete with all required information provided.
