1) How do I qualify to rent a property?
To qualify, all household members aged 18 and over must submit a separate rental application. Your household income must be at least three times the monthly rent. Additionally, you will need to provide income verification, rental history, and undergo a credit and background check. Applicants with previous landlord-tenant disputes (such as evictions or judgments) within the last 36 months may not qualify.
2) Do you accept Section 8 or PHA vouchers?
Yes, we accept Section 8 and PHA vouchers for certain properties. However, not all properties are approved for these programs. For properties that are approved, you will still need to submit an official application. If accepted, a $500 holding deposit is required, which will go towards the total one-month holding deposit.
3) How much do I need to move in?
For private renters, the total move-in cost typically includes the holding deposit, first month’s rent and water bill, last months rent, and any applicable fees. Please note that you will be required to meet income verification and rental history requirements. For those approved with a PHA/Section 8 voucher, a $500 holding deposit is required, which will go towards the total one-month holding deposit due at move-in.
4) Do you allow pets?
Some of our properties are pet-friendly, but this varies by location. If pets are allowed, there may be additional pet deposits or monthly pet rent. Please check with us regarding the pet policy for the specific property you are interested in. Service animals are welcome and are not subject to pet deposits or monthly pet rent. However, we do require official documentation and a service animal tag for verification purposes.
