1) Do you accept Section 8 and VA vouchers?
Yes, many of our properties accept Section 8 and other housing vouchers like VA. Please check the property listing or mention it when scheduling your showing so we can confirm that property is eligible.
2) Do you require a security deposit?
Most of our properties do require a security deposit, and it is usually the same amount as the first month’s rent. However, the amount may vary depending on the property, so please check the property listing to confirm the exact amount.
3) What are your move-in specials?
We often run some move-in specials. These are always posted on the property’s listing page on our website.
4) What’s your application fee?
Our standard application fee is $75 per adult. Everyone over 18 who will live in the home must apply separately.
5) What are your rental requirements?
We screen for income, rental history, credit, and background. Income is typically required to be three times the amount of rent. Depending on the property, it may vary and be as low as 2.5 times the rent. Details are listed under Rental Criteria on our website. If you’re unsure, you can call us before applying.
6) How long does the application process take?
Typically 1–3 business days once all applications and documents are submitted. We process applications in the order they’re received.
7) Can I pay my rent online?
Yes! All residents have access to an online portal to pay rent, submit maintenance requests, and view their lease documents. The link will be provided at move-in. You can also pay your rent using an electronic cash payment (payslip) at Walgreens, CVS, ACE, Kroger, or AT&T. If you prefer, you can mail a certified check or money order to our office at 752 East Brookhaven Circle, Suite 240B, Memphis, Tennessee 38117.
8) Do you allow pets?
At Real Property Management Affinity, we have a comprehensive pet policy to protect the property and ensure responsible pet ownership. Here’s what callers need to know:
Pet Screening: All residents must complete a pet screening through PetScreening.com — this applies whether they have a pet, an emotional support animal, a service animal, or no animals at all.
FIDO Score: Pets are given a FIDO Score based on factors like breed, age, weight, vaccinations, and behavior history. This score determines the pet rent, one-time pet fee, and refundable pet deposit.
Typical Fees:
Pet Rent: $35–$55 per month, per pet
Pet Fee: $350–$550 one-time, per pet (non-refundable)
Pet Deposit: $350–$550 per pet (refundable)
Assistance Animals: Verified service animals and emotional support animals are exempt from pet fees and pet rent. Residents are still responsible for any damage caused by the animal.

9) What’s the lease term?
