1) Do you accept evictions?
You cannot have any evictions within the past five (5) years.

2) Do you accept felonies?
You cannot have a felony conviction (except a DUI) within the past five (5) years.

3) Do you accept bankruptcies?
You cannot have an open bankruptcy and it must be discharged for at least one (1) year prior to submitting an application.

4) Do we accept housing vouchers such as Section 8 or Home Inc.?
Yes, but the applicant must meet the minimum net income requirements for the applicant’s portion of the rent along with all other application criteria.

5) Do we accept pets?
Yes, generally we accept pets. Please refer to the listing details for property specific pet requirements.

6) Are there application fees?
Yes, there is a non-refundable application fee of $45.00 per adult. An application must be completed on all adults that will be residing in the property.

7) Do we run credit/background checks?
Yes, we run a credit and criminal background check on all adult applicants.

8) What are the move in costs?
Please refer to the specific listing for details.

9) Are there additional fees beside the base rent?
Please refer to the specific listing regarding any utility charges or pet fees (if applicable). All of our leases are subject to the following additional fees (when applicable): Daily late fee of $10.00 per day after the 1st of the month; $35.00 NSF Fee for any dishonored payments; $25.00 Certified Mailing Admin Fee for any legal notices being mailed; $50.00 lockout fee should you become locked out of the property.

10) Are there any fees to pay my monthly rent?
You have many ways to pay your rent each month. If you are paying electronically with your bank account, there is a $2.00 ACH processing fee. If you are paying electronically with a debit or credit card (Visa or Master Card only), there is a 3.5% processing fee. If you pay with a money order or cashier’s check, there is no fee. We do not accept cash.

11) Is there a minimal credit score required?
No, we do not require a minimum credit score. However, you cannot have any open collections (except for student loans or medical debt) at the time of submitting an application, you cannot have any car repossessions within the past five years, and no previous judgments or evictions within the past five years of submitting an application.
