No Stress Properties
  1. Monthly net income must be at least 2.5 times the monthly rent and documented by pay stubs and bank statements.
  2. If self-employed, must supply a Profit & Loss statement and previous 6 months of bank statements. Income will be averaged over the 6 months.
  3. No previous eviction(s) within the past 5 years.
  4. No open bankruptcies. Any previous bankruptcy must be discharged for at least 12 months. 
  5. No judgments within the past 5 years.
  6. No open collections at the time of application process except for student loans or medical debt.
  7. No felony convictions within the past 5 years (if applicable, must be off parole for at least 2 years).
  8. No co-signors are accepted. All qualifying applicants must reside in the premises. 
  9. No vehicle repossessions within the past 5 years.
