2) What Qualifcations do we ask for
1. Application & Fees Completed rental application for each applicant 18+ Non-refundable application fee (per applicant) Screening may begin immediately after submission One-time lease processing/admin fee due at lease signing (equal to application fee) Security deposit required upon approval to reserve the home 2. Identification Valid government-issued photo ID for all residents 18+ 3. Income Requirements Combined gross household income must be at least 3x the monthly rent Proof of income required (pay stubs, offer letter, etc.) May request 2 most recent bank statements Income must be verifiable 4. Rental History 2 years residential history required Rental references with contact information Must have 12 consecutive months of verifiable rental history Evictions or landlord collections within the last 24 months may result in denial 5. Credit & Screening Standards Applications processed in the order received Multiple applications may be submitted on a property First fully qualified applicant will be approved Applications missing documents will be considered incomplete and may be disqualified if not corrected within 24 hours 6. Occupancy Policy All occupants must be listed on the application Unauthorized occupants are not permitted Violations may result in lease termination
