1) What are your application fees?
$85 per adult (18+). ALL adults (employed or unemployed) MUST apply individually with a unique email. Fee is non-refundable and covers background/credit checks and reference verification. Terms and conditions within app must be agreed to.
2) What are the rental qualifications?
Income requirements are at minimum 2.5-3 times the monthly rent. Minimum credit score 550. Security Deposit is 1 month's rent on approved credit(good to excellent range). In certain circumstances we reserve the right to request addition month's deposit, guarantors or co-signers. We also require a current, positive landlord rental verification.
3) Are there other charges?
Yes, there are both a resident benefit plan and one-time lease admin fee.
Lease Administration Fee: $250 This fee covers a professionally drafted lease agreement prepared by an attorney, ensuring a legally secure and clear rental contract. Additionally, the fee includes a comprehensive move-in inspection report, which documents the condition of the property before and after occupancy. This report is essential in protecting both the tenant and landlord, ensuring that the property is returned in its original condition when moving out, and facilitating the smooth processing of your deposit. The move-in inspection report includes detailed photographic documentation of the following: Exterior and interior overview of each room Condition of all walls, floors, and ceilings Visual inspection of all landlord-owned appliances, including any manufacturer information Inside and outside of cabinets and drawers Fixtures and items like door stops, ceiling fans, and light fixtures This thorough report helps ensure clarity and fairness when it comes to the property's condition and deposit handling.
Resident Benefit Package billed at an additional $55 monthly which will include mandatory renters insurance, identity & credit monitoring, local discounts, monthly air filters and more.
4) Do you offer short-term rentals or allow subleasing?
No. Our shortest lease terms begin at 12 months.
