1) How can I schedule a showing?

2) How do I apply?
There are serveral ways to apply for the property you are interested in. Applications are found on our website, realpmsolutions.com. Just look for the property you are interested in and click on the Apply  button located below the listing picture. If you are viewing the listing details and you are ready to apply, click on the Apply Now link located at the top right of the listing description.https ://www. realpmsolutions .com /housesrent. All adults 18 years of age or older must apply.  Application fee is $49.50

3) How much is the application fee?
Application fees may vary depending on the location of the property. The application fee for the specific property you are applying for can be found in the listing description and within the online application. You will see the application fee at the vey beginning of the online application process.

4) Who needs to fill out an application?
All adults 18 years of age or older must apply.  Some cities, such as the City of Portland have specfic requirements for indentifying who is financially responsible and who isn't, along with specific screening requirements. The online rental application is capable of ensuring these specific rules are in place.  Real Property Management Solutions follows all applicable screening and fair housing requirements and will screen your application in accordance with National, State and Local rules

5) What if my applications is RECEIVED PRIOR to the Open Application Period?
Portland FAIR Ordinance requires Real Property Management Solutions to record the date and time of these completed applications as 8 hours after the start of the Open Application Period. Your application will be processed when complete and in order of receipt, including the additional 8 hours.

6) Where can i find the screening criteria that my application will be screened against?

7) Are there additional fees that are not included in the rent?
There may be additional fees not included in the rent, such as renters liability coverage and application fees. Real Property Management Solutions will only charge fees that are allowed by law.

8) Are residents required to carry renters liability insurance?
Yes, all residents are required to attain and maintain liability coverages of $100k.  You will be required to provide proof of your coverage before the lease is signed.  Any renters liability coverage policy must include Real Property Management Solutions as an "additionally inteterested party".

9) What does "Additionally Interested Party" Mean?
An interested party on a renters insurance policy is someone who is notified by your renters insurance provider that you have coverage, and they will be notified if you cancel or make a change to your policy. In most cases, an interested party will be your landlord in order to confirm that you have renters insurance — a common requirement for renting an apartment or house.An interested party is also sometimes called an "additional interested" or "third-party designee." Being named as an interested party doesn't allow your landlord to make a claim on or make changes to your renters insurance — it only entitles them to know the status of your policy.

10) Is the information provided in the listing description gauranteed?
We do our best to ensure all information is correct.  We deem the information listed on the description of the unit you are interested in is deemed reliable, but it is NOT GUARANTEED.

11) What if the photos in the listing description are different than the actual unit I am interested in renting?
We do our best to ensure all photos are as updated as possible, but we make no gurantee that the photos are exactly like the unit you are interested in renting.  We require applicants to maked their decision regarding an application based on their best judgement after seeing the unit for rent.  Keep in mind that some photos may be from comparable units of froma  pevious vacancy.

12) I am a housing voucher recipient, do I have additional requirements for my application?
Yes, as a voucher recipient, we'll need a few more documents to process your application.  If you indicated on your application that you have 3rd party assistance (Section 8, Home Forward, etc.) In order to mark your application complete and enter the line to be considered, we will need the proper documentation.

13) As a housing voucher recipient, what documentation do i need to provide?
We cannot process your application until we receive the following documentation. 1) Voucher or Award letter from 3rd party assistance organization. 2) Dollar Amount of Assistance. 3) Zip Codes list you are eligible to rent within. 4)Inspection paperwork. 5) Documents of any restrictions to 3rd party assistance such as Utility limits.

14) I am looking for a home that allows pets.  If the home I am looking at allows pets, what is the policy for applying?
Applicants with pets must compete a pet profile by going to https://rpmsolutions.petscreening.com/ .  A valid pet profile is required prior to final approval. For homes that allow pets, restrictions, and additional deposit may apply. $45 pet rent per month for 1 pet and $70 rent per month for 2 pets.

15) For homes that allow pets, do you charge pet rent?
Yes, but we don't charge an extra pet deposit, making total move in costs less expensive.  Our standard pet rent is $45 pet rent per month for 1 pet and $70 rent per month for 2 pets.

16) I have an Assistance Animal and need to request an accomodation.  What are the requirements?
All Assistance Animal requests are reviewed by submitting an Assistance Animale profile, including required documentation at https://rpmsolutions.petscreening.com/. Applications ARE NOT considered complete until you submit your documentation and a review by Real Property Managrement Solutions is completed.  If you are unable to complete an Assistance Animal profile, call the office at 503-224-3002 and ask to speak to the leasing department.
