During the application, we evaluate rent-to-income and debt-to-income ratios, and credit, housing, employment, payment, and criminal history in addition to other considerations:
• Verifiable gross monthly household income must be at least two and half times the property's monthly rent.
• No open Chapter 7 bankruptcy. Note that Chapter 13 bankruptcy may be accepted with payment plan documentation.
• No evictions within the past five years and no open balances.
• Additionally, we require a Social Security Number or Individual Tax Identification Number (ITIN) with a min 550 credit score.
A rental application does not establish a rental agreement or create any binding commitments to rent the property.
We require a full application from all applicants over the age of 18.
