Frequently Asked Questions

1) How much to move in?
First month's rent, last month's rent, and security deposit are required to move in - 3x the monthly rent.

2) Are there income and credit checks?
Yes. Total combined income for the person(s) leasing the property is 3x the monthly rent. Applicants with poor credit history will not be accepted. Typically, accepted tenants have credit scores of ~625 or above.

3) My credit is not good / I am in the process of building my credit / My credit is low but my income is sufficient. Can I still apply?
If you do not meet the above requirements, you will either be asked for a co-signor (whose income is 3x the monthly rent with ~625 or above credit score) to apply with you or you will be declined.

4) Are pets allowed?
Pets are allowed on a case-by-case basis and information must be included in the application. There is a $350 non-refundable pet deposit as well as $35 monthly rent for each pet.

5) Do I pay all utilities?
Yes. Tenant pays all utilities.

6) Would it be possible to get a video tour?
Video tours are usually available for multi-unit properties. Single family homes / townhouses will contain digital lockboxes for in-person showing.

7) How do I apply?
You may apply at GoPMR.com/App. 1) The application fees are $47 per person signing the lease, and $16.95 for a guarantor of the lease or anyone over 18 (not on the lease) that will be living in the property, with a $3 processing fee. The fees help to cover staffing costs, background and credit checks and are non-refundable. 2) Applicants will also need to electronically submit the following information:     a) Copy of Valid Driver’s License (or government-issued photo ID) - Front AND Back     b) 2 months’ worth of recent Pay Stubs (If you are not employed, provide proof of your income)     c) Documentation of any additional income stated on your application.     d) Signed Consumer Notice - One per household. Link at the top of the application page. 4) If you are selected, we will arrange for a signing of lease and move-in date.

8) Can I apply for a rental without viewing it first?
No. We require that you (or a person you nominate) view the property before applying. If you are unable to view the property yourself (for example you don't live locally) you can have a friend, colleague or family member inspect the property for you.

9) Can I put a deposit beforehand?
No. You cannot reserve the property with money until your application is approved and you have signed a lease.

10) When will a property be move-in ready?
