1) What is Obligo?
As an amenity to you, your property partnered with Obligo to let qualified new renters skip paying a cash security deposit at move-in. Current renters can also live deposit-free by choosing to apply their existing security deposit to rent. Obligo charges a fee for our service (a small percentage of your rental’s security requirement and a few other factors), and you keep your cash to invest, save, travel, or spend!   To live deposit-free, simply provide a payment method through the Obligo platform. If there are damages or missed rent at the end of the lease, your property manager will be authorized to charge this payment method - up to the stated amount of security requirement - and you will be billed by Obligo.   Obligo is not an insurance product. You’re still accountable for any charges, but Obligo does offer the ability to repay charges in interest-free installments. 2) What is your security deposit policy?
We require 2x the rent on all of our properties for a security deposit. You have two options when it comes to covering your security deposit. You can pay the traditional cash security deposit or you can utilize Obligo to cover 75% of your security deposit and pay the remaining traditionally.

3) Do you have a pet deposit?
No, we have a monthly pet fee. Pet fees are determined based on your pet screening score. We do have breed restrictions.

4) What is your monthly pet fee?
We partner with PetScreening.com to screen all of our pet. You pet fee is based on your pets rating from PetScreening.com. Check it out here: https://bootteam.petscreening.com/

5) How do you handle service aminals?
We partner with PetScreening.com to screen all service pets. They verify documentation on service aminals. If you get the all clear from PetScreening that your aminal is a verified service aminal then all is good on our end.

6) How long does it take to get an application processes?
We give ourselves 15 days to process applications, but the process really depends on the application beening complete including all required documentation and how quickly your employer and previous landlord respond to our request.
