Thank you for applying to our community.  We abide by all Fair Housing Laws.  A successful application will include the following: 

  1. Credit score must be 650* or higher;
  2. Aggregate gross income must be at least three (3) times the amount of rent;
  3. We will not consider past evictions;
  4. A positive prior rental history;
  5. Verification of the past two months of income;
  6. Verification of funds showing first month’s rent and security deposit;
  7. Conditional acceptances may vary;
  8. No past felony conviction for manufacturing an illegal substance or bodily injury;
  9. In the event applications are incomplete and/or all applications have not been received for a group of potential applicants, Landlord shall have the right to move on to the next applications that are completed in full;
  10. In the event an application is approved and a lease is sent, applicant(s) must sign the lease within 24 hours, otherwise Landlord shall have the right to move on to the next application(s) that have been received.

* If there is no credit score or credit history available, a double deposit and/or co-signor may be required.

Required Documentation

All documents below must be submitted before the application is considered complete and processed:

  • Income Verification (i.e. Two (2) months of Pay Stubs, Current Tax Returns, Offer Letter, etc.);
  • Asset Verification (i.e. Two (2) months of: bank statements, investment account statements, etc.) 
  • Government Issued ID (i.e. Driver’s License, Passport, Visa, Government ID, etc.)
