2) When I apply online, who has to fill out an application?
Everyone over the age of 18 must submit an application on time. Incomplete applications are not reviewed.
3) Do my children need to fill out an application?
Everyone over 18 must submit an application, regardless of dependent status.
4) How much income do I need for the best approval odds?
Ideally, you want to make at least 2.5 to 3 times the calculated rent in monthly gross income.
5) Is my credit score important in determining my approval?
Yes, a poor credit score can negatively impact your approval odds. However, It is not the only factor we consider.
6) Is it important to view the home before applying?
It is not necessary, but it is recommended. Please take advantage of our virtual tours!
7) If I apply for a house and am not approved, do I need to fill out another application for a different property?
One of the advantages of applying with C&C is your application is valid for 3 months towards any of our properties. This saves you time and money during your search for a new home.
8) When is the best time of year to find housing?
The summer months we experience a much higher volume of applications for rentals. The peninsula is a very competitive market.Therefore, it is ideal to wait until the slower season in the Fall and Winter to increase your chances of securing your new home.
9) How To Maximize Your Application Chances:
Be thorough and include ALL information you can provide as accurately and in-depth as possible.If applying with another co-applicant, please include their separate email address in the box provided on your application. Once you have completed your application, the co-applicant will be sent a link to complete an application, as well, via their email address. This will be used to link your applications together.
10) Can 1 applicant submit for multiple applications?
Yes, but they only need to fill out 1 app. Have them specify in the questions section if they are interested in multiple units and list them in priority.
11) What will be the total payment or cost I have to pay when I move in?
It will be prorated first month’s rent + deposit, so the first month’s rent will be based on the % of the month remaining. The charge will depend on the date of the month when you move into the property.
12) I am a student applicant with no income, should I submit the application under my guarantor’s info?
Both of you will have to submit an application. Then, there will be a section asking “Applying with” so make sure to put the main applicant's name and we will link it on the back end.
13) Are your applications first come, first serve?
Our applications are not first come, first serve. We always select the most qualified applicant.
14) How long does each lease term last?
Most of our properties follow a 12-month lease term. Short-term or flexible-term leases will be available if indicated on the listing.
15) Do you do special showings?
Our leasing agents have pre-set schedules for all of our vacant properties. Special showing times are not provided at this time.
16) Property is already available, but no showing schedules?
Our team is processing the property for inspections and repairs. When the property is ready, we will post the showing schedules.
