1) Do all intended residents need to fill out a separate application?
Anyone over 18 years of age who will reside in the apartment needs to fill out a separate application and be a leaseholder.

2) Does a co-signer need to fill out a separate application?
Yes. All co-signers must fill out a separate application and pay a separate application fee.

3) What are your approval requirements for market-rate apartments?
1) We look for a credit a credit score of 650 or higher from all adult residents. 2) Gross monthly household income (legal, verified pre-tax income of adult residents combined) must be at least 3x the monthly rent. 3) We like to check with a prior non-familial landlord or mortgage company regarding payment history, mode of living, etc. but also understand 1st-time renters may not be able to provide this.

A Root Realty leasing agent will meet you at the property. Please do not attempt to enter the property or disturb the tenants.
