1) Do You Accept Section 8 or other Public Rental Assistance?
Yes, absolutely! Our team has extensive experience working with Public Assistance for renters.
2) How long does it take to screen my application to me finding out I've been approved?
Typicaly it takes approxiatemtly 24-48 hours for your application (including the background/credit/criminal history checks) to come to us and evaluating your application before we contact you with a final decision. Do note that weekends and holidays will delay this process.
3) Once Approved, what is the next step? How soon can I move in into my new place?
After we have approved you, our next step is to coordinate a time for when you can come into our main office to pay the move in fees (security deposit,1st month rent, admin fee) and sign your lease. We can move as fast as 48-72 hours depending on your schedule.
4) How long can you hold a property for me if I don't have all the move in fees?
The longest we can hold a property for an approved applicant is two weeks, so long as you have paid the security deposit. If you withdrawal your candidacy at anytime then your security deposit will be forfeited.
5) Do you have any limitations on what payments are accepted?
Yes, for your initial move in fees we will only accept cashiers' check or money orders. We do not accept card or cash payments at the beginning. Once your portal has been set up following your move in, you can submit payment online via your bank for your monthly rent.
6) How long is a lease?
We only offer 1 year (12 month) leases. Unless specified otherwise for individual properties, we do not offer short term rentals.
7) Do I have to submit anything for my application?
Yes! To expedite the process for reviewing your application, we ask that you submit at least three months worth of pay stubs, your past ledger from the most recent residency (to prove you are in good standing with your prior landlord), as well as references for your employer and landlord.
8) I had an eviction in the past 5 years, is it still possible to lease from you?
Under such circumstances we would reach out to you with a landlord authorization verification for you to sign so we can reach out to your past landlord to determine the circumstances of your eviction. In the event you are approved, we will ask for (in addition the standard 1st month rent, security deposit, and admin fee) is the last month's rent.
9) If the property I am applying for allows pets, is there any fee associated with it?
If the property allows pets, you will have to pay a non-refundable pet deposit of $250.00 per pet, and you will also have pet fee of $25.00 per month.
10) I have an ESA, am I still required to pay a pet fee or pet deposit?
Per law, no you are not. However, we will demand the ESA certificate or doctor's note that states the pet is an ESA.
11) When is rent due?
Rent is always due on the 1st of the month, you will have a grace period until the 5th of the month.
