2) What are common tactics that rental scams use?
📋Hijacking listings by copying the details from a genuine listing and reposting them with different contact information. 💲 Luring potential renters with low prices, often significantly below market value. 🎭 Pretending to be the property owner or manager. 💰 Asking for deposits, first month’s rent, or application fees via wire transfer, Bitcoin (or other cryptocurrency), Cash App, Venmo, PayPal, or gift cards. 🔐 Giving fake or non-working lockbox codes. 🛠 Saying the lockbox “is acting up”, but they should send money anyway to reserve the unit.
3) I saw the property that I am interested in on Craigslist for less money. Is that legitimate?
No! We do not list our properties on Craigslist. The listing on Craigslist is a rental scam.
4) Will an agent be meeting me at the property?
An agent will not be meeting you at the property. Instead, we offer self-showings, which offer the convenience of viewing the property at any time that works for you, rather than being restricted by our availability. (Please see "What is a self-showing?" for more information.)
5) What is a self-showing?
A self-showing means you can tour the rental property on your own, without an agent or staff member present. Here’s how it works: 🪪 ID Verification - You’ll be asked to upload a photo of your driver’s license for identification and security purposes. 🔒 Access - You’ll receive a code that gives you temporary access to the property through a secure electronic lockbox. 🏠 Tour Freely - Once inside, you can look around at your own pace. 🚪 Secure the Property - When you’re done, please lock all doors, return the key to the lockbox, and close it securely. It’s easy, secure, and gives you the flexibility to view the home at a time that works for you!
6) What happens if I'm running late or miss my showing?
The access code will be active for 1 hour starting at your scheduled appointment time. If you will be more than an hour late, follow these steps to reschedule your showing for a time that works better for you: (1) Open the email you received with the subject line: Details for Your Showing at [Address]. (2) Click the "Showing Details" button. (3) Click the blue, underlined "Change" link (right side, near the top). (4) Select a new day/time. (5) Click the "Change Showtime" button.
7) How do I apply for a rental?
After you’ve viewed the property, within an hour you’ll automatically receive an email with the application link. You can also apply by visiting the listing page and clicking the “Apply Now” button. Please note: You must tour the property before submitting an application.
8) Can I rent the property without seeing it in person?
We require viewing the property before applying, but if you're relocating from outside of the area, please contact us to see if a virtual showing is available.
9) How long does the application process take?
Once all necesary documents have been provided, applications are usually processed within 2–3 business days, depending on how quickly we receive responses from references and employment verification.
10) Do you accept Section 8 housing vouchers?
Yes, we do accept Section 8 for the majority of our properties. Please note that all applicants must still meet our standard rental criteria and be screened for background and credit history. Before scheduling a showing, please contact your case worker to confirm whether the property you're interested in qualifies. They will need the following information: (1) Monthly rent amount. (2) Which utilities (if any) are included. (3) The type of heat the property uses. If the property qualifies, you’re welcome to schedule a showing.
11) Do you accept pets?
Some of our properties will consider pets on a case-by-case basis. Please see individual property listings for property-specific information. (See also: Do you have dog breed restrictions?)
12) Do you have dog breed restrictions?
Yes. Insurance companies often have breed restrictions when it comes to rental properties. While the exact list may vary by insurer, most breed-restricted lists include dogs that are considered "high-risk" due to size, strength, or perceived aggressiveness. Commonly restricted dog breeds: Pit Bull Terriers, American Bullies, Staffordshire Terrier, American Bulldogs, Rottweilers, German Shepherds, Doberman Pinschers, Chow Chows, Presa Canarios, Akitas, Wolf Hybrids, Alaskan Malamutes, Siberian Huskies, Great Danes, Cane Corsos, Mastiffs, Boxers, Belgian Malinois.
