1) What are the requirements for renting an apartment?
Please thoroughly read our Resident Selection Criteria prior to submitting an application. Click any Apply Now link to view our Resident Selection Criteria. You may be asked for a cosigner if you do not fully meet our selection criteria; if you are, your cosigner will need to submit an application, including the application fee, and will be subject to the selection criteria.

2) Can you hold an apartment for me?
If you see an available listing that you'd like to reserve, you can apply for it and, once approved, reserve it by signing a lease. The lease and rent will start on the Available Date shown on the listing. We cannot hold apartments past their available date.

3) What methods of payment are accepted?
Payments may be made for free via the Resident Portal or by check/money order with a $8 processing fee. Cash payments can be made at CVS, 7-Eleven or Ace Cash Express locations by obtaining an electronic cash payment slip from the leasing office; cash is not accepted in the leasing office.

4) How long is the lease
Depending on availability, we offer month-to-month leases all the way up to 24 month leases. Our short-term leases are great for flexibility, while our long-term leases allow you to lock in a great rate.

5) Are pets allowed?
Yes, pets are allowed only after they've been approved through the leasing office. Restrictions apply. Please contact the leasing office prior to applying to ensure your pet can live at our community.

6) Is renter's insurance required?
Currently, we do not require renter's insurance; however, we highly recommend residents obtain a renter's insurance policy as our insurance policies only cover the structure of our buildings.

7) Can my friend / significant other / family member move in with me?
The only people allowed to live in the apartment are those specifically listed on the lease. If you would like to move someone else into your apartment, you must first contact the leasing office.

8) Is after-hours emergency maintenance available
Yes, we offer after-hours emergency services for emergency situations where there is an immediate threat of property damage. Should you experience a life-threatening emergency, please call 911 prior to contacting us.

9) When is rent due?
Rent is due on the 1st day of every month, regardless of weekends or holidays, and is considered to be past due after 4:30PM on the 1st.

10) Can I hang things on the walls?
Yes, you are allowed to hang a reasonable amount of items on the walls in your apartment using only small picture hanging nails. We do not allow the use of any adhesive hanging products, such as the Command line.

11) Can I sub-lease my apartment?
Under no circumstances is sub-leasing allowed at any property for any lease. Please contact the leasing office if you're having trouble fulfilling your lease.

12) Do you participate in the Section 8 Housing Choice Voucher Program?
Currently, H.P. Management(IL), Inc. does not participate in the Section 8 Housing Choice Voucher Program.

13) What is included in the rent?

14) Can I apply with a cosigner?
Yes. Cosigners need to submit the same type of application that prospective residents do.
