- Background and Credit Check: Approval is contingent upon a background and credit check on each applicant over 18.
- Credit Score: of each applicant must be 650 or above.
- Deposit: Equal to a minimum of one and a half month’s rent, plus deposit is required prior to move in.
- Monthly Gross Income of household must equal at least 3x the monthly rent. Guarantors must have income 4x the rent.
- Income Verification: Each applicant over 18 will be subject to income review from The Closing Docs.
- Rent: Rent payment by electronic check is due at the 1st of each month to avoid late fees and penalties.
Rent is payable in full – no split or partial payments among occupants is accepted.
- Utilities / Insurance: Tenants are responsible for their own utilities and must obtain rental insurance.
