1) What if I am an EXISTING TENANT and have a MAINTENANCE issue?
That's what we are here for! Just let us know what the issue is and someone from our Property Management Team will follow up to schedule a visit and repair.

2) What if I am an EXISTING TENANT can't pay my RENT?
We work with all our Tenants in situations where they fall behind on rent to schedule a Promise to Pay, which reschedules their rent payments on terms that help them get caught up. Just let us know when you think you will be able to catch up and we will pass those details along to our Property Management Team.

3) Do you accept PETS?
Yes in most Units we accept dogs and cats. Please let us know what pets you plan on bringing. NOTE: There is a small fee for pets.

4) How can I APPLY for a Unit?
You can apply online right from your phone by following the APPLICATION LINK in the RENTAL LISTING. All our TENANT SCREENING is performed by our insurance company SINGLE KEY which verifies your ID and PROOF OF INCOME documents.

5) What are the INCOME qualifications?
Your Household Income must be 2.25 times the monthly rent. So for example, if a Unit is $1000/m the income requirement is 1000 x 2.25 = $2,250 per month, before taxes. If you earn $1000 per month part time and your partner earns $1250 per month part time, you earn $1000 + $1250 = $2250 per month and your income would qualify. But you will need to provide PROOF OF INCOME in the form of a PAY STUB, as well as a BANK STATEMENT and LETTER OF EMPLOYMENT. If you are SELF EMPLOYED you will need to submit a TAX RETURN.

6) What is GUARANTOR INSURANCE ?
All our Tenants are screened by our insurance company Single Key which protects the Landlord in case the Tenant needs to be evicted. Single Key will review your rental application to verify your ID and Proof of Income Documents before approving your application. It's very easy to qualify, you just need proper documentation. There is a small fee for Guarantor Insurance.

7) Do you accept BAD CREDIT?
Yes, in most cases we can work with Prospects who have poor or damaged credit. Our Insurance Company Single Key will review your Proof of Income documentation to ensure you meet our qualifications and look beyond just your credit score to help you become a Tenant.
