1) Do you accept PETS?
Yes in most Units we accept dogs and cats. Please let us know what pets you plan on bringing.
NOTE: There is a small fee for pets.
2) What are the INCOME qualifications?
Most units only require Household Income = 2.25 x the Monthly Rent.
So for example if a Unit is $1000/m the income requirement is 1000 x 2.25 = $2,250 per month.
That's Gross Income, before taxes.
If you earn $1000 / m part time and your partner earns $1500 / m part time, you earn $1000 + $15000 = $2500 per month, YOUR INCOME QUALIFIES!
NOTE: You must provide PROOF OF INCOME in the form of a PAY STUB or BANK STATEMENT or TAX RETURN.
3) How can I APPLY for a Unit?
All our TENANT SCREENING is performed by SINGLE KEY which verifies your ID and INCOME documents in order to provide GUARANTOR INSURANCE to protect both you and the Landlord.
RENTAL CRITERIA
HOUSEHOLD INCOME greater than 2.25 x monthly rent (see example ABOVE)
FAIR CREDIT (Above 550)
NO BANKRUPTCY
NO EVICTIONS
NO LANDLORD DISPUTES (no 14 Day Notices or Court Summons by Landlords)
COMPATIBLE TENANCY (likely to get along with other Tenants)

Drivers License or Passport or Valid New York State ID (PDF or Photo)
IF EMPLOYED - FULL TIME or PART TIME:
Full Time or Part Time Employment Pay Stub (PDF or Photo)
For NEW JOBS - Employment Letter (PDF or Photo)
Bank Statement that shows income (PDF or Photo)
IF SELF EMPLOYED:
Self Employed Annual Tax Return (PDF or Photo)
Bank Statement that shows income (PDF or Photo)
NOTE: There is a small one-time fee for TENANT SCREENING which is refunded to you if you become a Tenant.
4) What is GUARANTOR INSURANCE ?
All our Tenants are screened for Guarantor Insurance. This provides protection to both the Landlord and you as a Tenant. Guarantor Insurance offers the same protection as if you had a Co-Signer (like a "rich uncle") to co-sign and guarantee your Lease.
If you needed to break the Lease the Guarantor Insurance protects both you and the Landlord.
There is a small fee for Guarantor Insurance.
