  • Applicant's income to rent ratio should be at least 3X the monthly rent
  • Applicant must have a credit score of 600 or higher. A score between 525 and 599 will be considered with a co-signer. A credit score below 524 will not be accepted.
  • Applicant should have no open bankruptcies and no discharged bankruptcies in the last 5 years.
  • Manual review will be required if the applicant has 1 to 2 accounts in collections. Applicants with 3 or more accounts in collections will not be considered. (Calculations exclude accounts with less than $100 in collection.)
  • If there have been any judgments (evictions, complaints) in favor of a landlord in the last 3 years, the applicant will not be accepted. If there are any judgments that are between 3 and 7 years old, manual review will be required.
  • Applicants will not be considered if they have any drug trafficking or manufacturing felonies in the last 7 years. Any other felonies in the last 7 years require manual review and could lead to disqualification.
  • If the applicant is listed on a sex offender registry or terrorist database, they will not be accepted.
  • Applicants will be enrolled in our Resident Benefits Package for $49.95 per month. This includes liability insurance up to $100K, personal property insurance up to $10K, Renter Rewards, Credit Building, ID theft protection, Utility Concierge, and more.
