Frequently Asked Questions

1) What is the application fee, and is it refundable?
The application fee is $63.50 per adult applicant (subject to change) and is non-refundable. This fee must be submitted along with a complete application package before processing can begin. If your application is submitted incomplete, the fee will still not be refunded.

2) Who must complete an application?
Every adult (18 years and older) who will be living at the property must fill out a complete application. Each applicant must also provide an original color copy of their driver's license.

3) How long does it take to process an application?
The normal time frame to make a decision is between 1 to 3 days. The actual processing time depends on factors like our office workload and the response time from your current and previous landlords, as well as your employer.

4) How are applications prioritized if multiple qualified applications are received?
Applications are accepted on a "first come, first serve" basis, with preference given to the applicants who can offer the soonest move-in date. However, if a fully approvable application is received, it will not be held while waiting for others.

5) What is the minimum credit score required?
While we look for a credit score of at least 650, we evaluate the applicant's "whole picture" (including cash reserves, income, landlord histories, and reasons for credit issues). However, open bankruptcies or unfavorable accounts such as collections, charge-offs, repossessions, and current delinquencies may result in automatic denial.

6) What are the minimum income requirements?
Applicants must have a minimum combined gross income of 3.0 times the monthly rent. We will combine the gross income of all applicants in the home and consider additional verifiable sources such as social security, pensions, child support, and savings accounts.

7) What are the requirements for rental and employment history?
Applicants must have at least 6 months of current and verifiable employment and need to show 12 months of positive rental history within the past 24 months. If no rental history exists, a co-signer may be an option.

8) Will an eviction or criminal history disqualify my application?
Yes, an eviction or unlawful detainer found during screening will result in immediate denial. For criminal history, any felony conviction up to six (6) years prior to the application date, or any felony conviction for sex- or terrorism-related offenses regardless of time, will result in denial.

9) What if I receive a government rent subsidy like a Section 8 voucher?
One Nest Property Management welcomes qualified Section 8 voucher holders and is committed to equal housing. In compliance with California law (SB267), your government rent subsidy will be considered when assessing income. You may also be allowed to provide alternative documents to a credit report (e.g., public benefit payments or bank statements) to prove your ability to pay rent.

10) What is the policy regarding pets, animals, and related insurance?
No more than two animals are allowed per home. They must be at least six (6) months old and spayed or neutered. Additional pet fees and/or deposits will be charged, and you are required to have additional Renter's Insurance that includes your pet. Aquariums are allowed with a 20-gallon maximum but require proof of insurance. If you have a Support or Service animal and the home in NOT pet friendly; you will be requested to provide the proper documentation for your Support or Service animal.
