5) What is considered a complete application?
1. Signed PMI Birdy Properties General Rental Criteria, Rental Application Policy and Procedures Form
2. Signed PMI Birdy Properties Privacy Notice 3. PMI Birdy Properties Residential Lease Application; (One for each individual 18 years and older)
4. $75 Application fee for each PMI Birdy Properties Residential Lease Application submitted
6) What other information will be required with my application?
Required Supportive Documentation: 1. Valid Driver's License or other Photo ID for each Residential Lease Application submitted & ID Verification Process 2. Verifiable Proof of Income through online banking verifcation thru Plaid in our Application Process (2 Months of Bank Statements & 2 months of paystubs or 2 years of tax returns if self-employed/1099) 3. Completed Pet Screening Profile (Required by all Applicants);
7) What would be a brief summary of qualification requirements?
Credit Score: 600+ Credit Score; Applicants with scores of 550-599 may be considered as well but will require additional risk-related requirements such as risk mitigation fees & additional security deposit. Income Requirement: 3x Rent Amount in Verifiable Income. Rental History: 2 Years of Good Rental History. Criminal History: Please see our Criminal Selection Criteria, Time Limits based on "Convictions" of certain crimes. Past Due Funds to Landlords: No Past Due Balances with Previous Landlords. Cash Reserve: Bank Statements to show adequate funds available to lease the property.
8) How can I find out if there is already someone trying to be approved for a property?
When you go to our online application page (https://birdy.rentvine.com/public/apply) find the property that you are interested in. An "Important Message" Block will appear above the application for that property letting you know that there is an application(s) on file but that application may not be complete and we would still accept your application for consideration for the property. TIP: Be sure to submit your Bank Statement, Complete the Online Bank Income Verification Process, Pay Stubs & Photo IDs with Verification to expedite the application review process.

10) Does a property allow pets?
Birdy Properties is a pet friendly management company. A few of our landlords & Communities have pet restrictions, and some may not allow pets at all. Most properties allow pets but they are negotiable and require a petscreening.com profile to be considered for approval to move into the property.
11) What is a PetScreening Profile?
Petscreening profiles are almost like a pet application. It allows you to provide all of the required information that we need to consider your pet for approval to live at one of our properties.
12) How much does a PetScreening Profile Cost?
$20 for the first pet & $15 for each additional pet created on the same owner profile for 1 year. Renewals are just $10/pet for each additional annual renewal.
13) Can I use the PetScreening Profile for other than my Application with Birdy Properties?
Yes, Your pet profile allows you to keep all of your pet records in one place with a public profile link available to be shared anytime you need to notify someone that you are bringing your animal with you. These cases would be when you are taking your pet to the groomers and they require to have updated access to your pet's most up-to-date shot records. You would just share your pet's profile and they would have access to your pet's up-to-date shot records, photos of your pet, and important profile information. Other places that are very helpful to have a PetScreening Profile are when you are looking to stay in an Airbnb and want to bring your pet. Hosts are more likely to accept a pet when they receive your professional-looking petscreening profile and have impressive quality record keeping.
14) When should I fill out a petscreening profile?
You should fill out a petscreening profile when you have found the property that you like that allows pets and right after you completed the human application process for each adult over the age of 18 that is going to reside on the property for more than 10days at a time. The application will also prompt you to complete a petscreening profile.
15) When should I fill out a petscreening profile if I have an Assistance Animal?
It would be best to complete the Assistance Animal Profile right away, even before you have found a home that you like. Assistance Animal Profile Reviews can take longer because there are more verification documents required to qualify for the Reasonable Accommodation for the animal so starting that process sooner will help the process once you find a home that you like.

17) What if I have an Assistance Animal?
Assistance Animals will be verified thru Birdy.PetScreening.com, you will just click on the Assistance Animal Option and the Cost for an Assistance Animal is Free.
18) What are the cost associated with having an approved pet on the property?
Approved pets require a $100 per pet processing fee & a pet admin fee of $40-$100 pet month depending on the results of your petscreening profile review.
19) What types of things are considered in my profile review?
We factor everything into the decision: Age, Breed, Weight, Sex, Declaw Status, Vaccine Records, Neutered Status, Insurance Status, Third-Party Training Programs, etc...
20) What are the costs associated with each petscreening.com profile review score?
