1) What are the Rental Requirements / Qualifications?
Applicants must have a minimum credit score of 650 unless otherwise specified in the property advertisement. Credit scores below this threshold typically require a co-signer. Tenants should demonstrate a reliable history of paying rent and bills on time. A prior criminal record does not automatically disqualify an applicant, but a detailed explanation must accompany the application. However, any eviction within the past seven years will result in disqualification.Only fully completed applications will be processed, meaning all required sections must be answered by each applicant. Providing false or misleading information on the application will lead to disqualification.

2) Is proof of income required?
Prospective tenants must provide verifiable legal income sufficient to cover the rent. A gross monthly income of at least three times the rent amount is required, though this may be adjusted to 2.5 to 3 times for tenants with housing vouchers (e.g., Section 8, RAP) based on their eligibility and benefit levels. Income that cannot be verified, such as unreported or "under the table" earnings, will not be considered.

3) What is the application process and cost to apply?
All adults (18 and older) residing in the property must complete an application. While there is no charge for the application itself, a $40 fee per person is required for background checks. Applications or credit reports from other systems will not be accepted. All applicants and co-signers must complete their applications within our system—no exceptions. If co-signers are required, each must also complete an application and pay the $40 background check fee. This fee covers credit, criminal, and eviction background screenings. 4) Is a rental history required?
Positive landlord or housing references are required. We will verify your residency history for the past 24 to 60 months. Rental verifications must confirm timely payments, proper notice to vacate, no complaints, no returned (NSF) checks, no property damage, the unit being left clean upon move-out, and no reported incidents of violence. Additionally, proof of the three most recent rental payments may be required as part of the screening process.

5) How much is the move-in money?
Move-in funds typically include the first month's rent, a security deposit (equivalent to 1 to 2 months' rent, depending on rental and credit history), and any additional fees such as pet or cleaning fees. The security deposit must be paid within 24 hours of tenancy acceptance, while the first month's rent and any other applicable fees are due at least 10 days before the move-in date.

6) Do you accept Section 8 and Housing Vouchers?
Yes, in compliance with Connecticut State Law, we accept all legal forms of payment, including government housing voucher programs such as Section 8, RAP, and others applicable to our area. We strictly adhere to the rules of these programs and will only engage in leasing activities authorized in writing by program caseworkers. Prospective tenants using housing vouchers must submit them along with their application and provide a statement from their caseworker confirming that the program will authorize the full rent for the property being applied for.

7) Co-Signer Requirements (if needed)
Co-signers are required for applicants who do not meet the minimum income or credit score requirements. A co-signer must be at least 18 years old, have a verifiable legal income of at least four times the monthly rent, and possess a strong credit history (typically a score of 700 or higher). Co-signers must complete an application through our system and pay the $40 background check fee, which includes credit, criminal, and eviction screenings. Co-signers are legally responsible for fulfilling the lease terms if the primary tenant fails to comply. All co-signer applications must be fully completed for approval.

8) What is your pet policy?What is your pet policy?
Pets are considered on a property-by-property basis. If allowed: 1) All pets/animals must be screened on Petscreening.com 2) A pet addendum is required, 3) there is a move-in non-refundable pet fee of $300, and 4) pet rent is $25 per pet / per month, 5) Only dogs and cats will be considered (no critters, farm animals, rodents or reptiles allowed), 6) No dangerous breeds will be permitted.

9) Is Renters Insurance Required?
Yes, all tenants are required to maintain renters insurance the entire time that they are leasing the property.

10) Will you hold a property for me?
No, we will not hold any property. We will continue to advertise, show and take applications until the deposit is paid and the lease is signed.

11) Do you rent any smoking properties?
No, all of our properties are non-smoking; we do not allow smoking or burning of any kind in our rentals.

12) How do we handle utilities?
All tenants must be able to put utilities in their name, which they will be responsible for at the rental they are applying for. We require proof that utilities are in the tenants name before we will turn over keys to them.

13) What if I don't show for an appointment?
Prospective tenants who do not show up for their scheduled showing/viewing appointments (or who are late without making prior arrangements) will not be considered for tenancy by our company.  We will not schedule future showing/viewing appointments for any no-shows.

14) How do I pay rent?
We offer multiple ways for our tenants to pay rent including: paying in our online portal via checking or savings account, paying in our online portal via credit card (merchant fees apply), mailing a check in to our office, paying in person at CVS or Walmart
