Frequently Asked Questions

1) What are the Rental Requirements / Qualifications?
Credit scores of 650 and higher are preferred; credit scores less than that will usually require a co-signer. Prospective tenants should have a demonstrated history of paying their most recent bills on time. Having a prior criminal record will not necessarily disqualify a potential tenant, but a full explanation should be included with the application. Any recent eviction history (last 7 years) will disqualify a potential tenant. Only complete applications will be processed. This means all relevant items on the application must be included/answered by all the applicants applying.  Misrepresentation / lying on the application will be grounds for disqualification.

2) Is proof of income required?
Prospective tenants must demonstrate sufficient verifiable legal income to cover the rent. Generally, 3 times the gross rent amount is required but that requirement may be less for prospective tenants with housing vouchers (Section 8, RAP...etc) based on their eligibility. Unverifiable (non-reported) income will NOT be considered.

3) Is a rental history required?
Positive Landlord / Housing references are required. We will be verifying residency for the past 24-60 months. Your rental verifications must reflect timely payment, appropriate notice to vacate, no complaints, no NSF checks, no damage to rental units, the unit was left in clean condition upon vacating, and no violence reported. We may require proof of the three most recent rental payments as part of the screening.

4) How much is the move-in money?
Move-in funds are typically the 1st month's rent, the security deposit (which is typically equivalent to 2-months rent) plus any other fees such as pet move-in or cleaning fees. The deposit must be submitted within 24 hours of tenancy acceptance and the 1st month's rent and any other fees are due 10 days before move-in.

5) Do you accept Section 8 and Housing Vouchers?
Yes, in accordance with Connecticut State Law, we accept all legal forms of payment, including all government housing voucher programs, such as Section 8, RAP...etc, which cover our area. We follow the rules of all programs to the letter of the law and we will only participate in leasing activities that are authorized in writing by program caseworkers. Prospective tenants with housing vouchers should submit them with their application along with a statement from their caseworker that our full rent for the property being applied for will be authorized by the program.

6) What is the application process and cost to apply?
All adults (age 18 and over) living in the property must complete an application; the fee is $40 per application. We will not accept applications or credit reports from other systems. All applicants and co-signers must apply in our system. THERE ARE NO EXCEPTIONS TO THIS POLICY. If co-signers are required, then each co-signer must complete an application and pay the $40 application fee. The application fee covers a credit, criminal, and eviction background check.

7) What is your pet policy?
Pets are considered on a property-by-property basis. If allowed: 1) All pets/animals must be screened on Petscreening.com 2) A pet addendum is required, 3) there is a move-in non-refundable pet fee of $300, and 4) pet rent is $25 per pet / per month, 5) Only dogs and cats will be considered (no critters, farm animals, rodents or reptiles allowed), 6) No dangerous breeds will be permitted.

8) Is Renters Insurance Required?
Yes, all tenants are required to maintain renters insurance the entire time that they are leasing the property.

9) Will you hold a property for me?
No, we will not hold any property. We will continue to advertise, show and take applications until the deposit is paid and the lease is signed.

10) Do you rent any smoking properties?
No, all of our properties are non-smoking; we do not allow smoking or burning of any kind in our rentals.

11) How do we handle utilities?
All tenants must be able to put utilities in their name, which they will be responsible for at the rental they are applying for. We require proof that utilities are in the tenants name before we will turn over keys to them.

12) What if I don't show for an appointment?
Prospective tenants who do not show up for their scheduled showing/viewing appointments (or who are late without making prior arrangements) will not be considered for tenancy by our company.  We will not schedule future showing/viewing appointments for any no-shows.

13) How do I pay rent?
We offer multiple ways for our tenants to pay rent including: paying in our online portal via checking or savings account, paying in our online portal via credit card (merchant fees apply), mailing a check in to our office, paying in person at CVS or Walmart
