Frequently Asked Questions

1) What are your rental requirements?
We require 2.5x one month's rent in income, 6 months of positive and verifiable rental history and 60% of your lines of credit must be in good standing.

2) Do I have to apply before viewing a property?
No, we do not require an application to view a local property.

3) How long is my application good for?
Applications are good for 60 days before you must re-apply.

4) Is my application only good for the property I applied for?
No, your application is good for any available unit we have on the market.

5) Can I get a co-signer?
Yes, co-signers will need to submit their own application and qualify independently of the group along with making 5x the monthly rent.

6) Is it seprate applications or each person? What if my co-applicant doesn't have income or credit, do they have to apply?
We require one application per person over the age of 18 regardless of their income or credit standing.

7) Are leases per bedroom/person?
No, there is one lease for the whole household. We do not do separate leases and we do not allow sub-leasing.

8) How can I apply?
Application are available on our website. We do have paper application available in our Merced office.

9) Do you allow pets?
Each property has it's own pet policy, please reference the listing for more details.

10) What is the upfront cost to move in?
We require full first month's rent up front, as well as the deposit, and processing fee of $50.

11) How soon do I have to move into a house if I apply and get approved?
We require a scheduled move in to be within 7 days of a deposit being placed on a home. We cannot hold it longer than that. However, applications are good for 60 days and if the home is still available when you are ready to move we are happy to get you set up.
