1) Income Requirements | Verifiable Income
Tenants must demonstrate verifiable income equal to at least three (3) times the monthly rent.

2) Income Requirements | Employment History
We prefer tenants to have at least one (1) year of income at their current level. If the tenant is in the same job but recently received a raise, or has recent employment, we may consider 3–6 months of verifiable income.

3) Income Requirements | Additional Options for Qualification
We accept co-signers who meet the income requirements. Proof of significant savings or retirement accounts may also be considered. Other forms of assistance, such as Section 8 housing vouchers, SNAP benefits, child support, alimony, or other local, state, or federal assistance programs, may also be used to meet income requirements.

4) Income Requirements | Utility-Inclusive Apartments
For units where utilities are included in the rent, we may reduce the 3x income requirement if the tenant can demonstrate lower monthly expenses in other areas.

5) Income Requirements | Documentation
All income and assistance must be supported by appropriate documentation, such as pay stubs, tax returns, benefit award letters, bank statements, or employer letters.
